MESSAGE FROM THE BOARD   To Preserve, Restore, and Maintain

With this Message from the Board, I would like to welcome everyone to the 2016 Pool Season. This year’s Pool Season is one-hundred-and-six (106) days long. And since the Pool is open from 9 AM to 9 PM daily that is a total of one-thousand-two-hundred-and-seventy-two hours (1,272) of Pool time. Let’s get splashing! 

If you plan on using the Pool, please remember to complete and submit a Pool Use Form.  We have redesigned the Pool Use Form, and there are many important changes this year. The Pool Use Forms are available just outside of the Pool Entry Door.  After reading the new form, sign it, keep one copy for your records (the yellow page), and submit the white page into the Clubhouse mailbox. Once we have your signed form, we will issue you the new code number to access the Pool.  Many homeowners, about thirty-five, have already submitted their forms and are enjoying the Pool.

One of the most important things to do when using the Pool is to remember to sign in. The Sign-In-Record is hanging on the wall just above the drinking fountain. It is important for us to know how many folks use the pool during the Pool Season. 

Another important thing to remember is to never ever swim alone. This is a State of Oregon Law, and it is intended to save lives. Always bring a friend if you plan on swimming.  And remember that any person fourteen (14) years of age or younger must be accompanied by an adult or a person who is at least eighteen (18) years old or older. 

There are other rules that apply to the pool, and you can read them for yourself. The Pool Rules are posted in several locations on the Pool Deck and Shower Rooms at the Clubhouse, and of course, they are all stated in the Pool Use Form.  All Pool users must follow all of the Pool Rules. But beside all the formal rules, please remember that the Pool is also a center to have fun, recreate, and socialize. It is a place where harmony, tranquility, and peace need to prevail. Please remember, the pool is for all of us to use. Be respectful, tolerant, and understanding of your neighbor’s peaceful enjoyment of the Pool too. After all, we are all neighbors, and we will continue to be neighbors even after the 102 days of this year’s Pool Season.

Another event to celebrate the Pool Season is a Pool/Clubhouse Pot Luck schedule on Saturday, July 23, 2016.  The Association will provide hot dogs and all the condiments. Homeowners and their guests should bring their own beverages and any deserts to this celebration.

Last, we have a buyer for 87 Westbrook Way.  A full price offer has been made, and the Board has accepted the offer.  The property is currently “Pending” with a closing date set in early August.  We hope to have more information regarding the sale by the time of our Pool/Clubhouse Pot Luck.  Stay tuned and see you there.

BOARD OF DIRECTORS BUSINESS MEETING June 14, 2016

Call to Order:  Bruce Trafton, Michele Coney, Christine Donahue, Sharon Kimble, Michael Maulding, Don Pasquali, Jennifer Smith, and JoAnn Wilson. Jolene Baron was excused. Also present was Frank Gaddini, ETA Director of Facilities and Operations.

Approval of Minutes: The Board approved the minutes of May 10, 2016.

Standing Reports:

  • Pool Coordinator: The Pool will open on June 17, 2016.

Old Business:

  • Review of 87 Westbrook Way Sale Project
  • ETA’s real estate broker, Jodie Smith of Jodie Smith Real Estate Co., reported to the Board on the Open House held the previous weekend and the current buyer prospects who’ve shown serious interest.
  • ETA Director of Operations and Facilities, Frank Gaddini, reported to the Board on the status of repairs recommended in the buyer-obtained inspection report for 87 Westbrook Way
  • Repair Schedule of 10, 20, 30, 40 Brae Burn: The work will be scheduled with the contractor in the next several weeks. We look forward to starting the last week of July.
  • Pool Opening Day Comments *Historical Review: Historically, the pool has opened on Memorial Day and closed on Labor Day. Given the warm September weather of the last several years, operating dates have shifted to a later opening date and a closing that extends into mid-September. The total number of weeks it is open is unchanged.

May 2016 Facilities and Operations Report

This report is a retrospect of the month of May 2016

The most spectacular event of the month May was the burst of color throughout our property and the fragrance of wild roses, fir trees, and the earthy underbrush along the creek walkways.  The preponderance of maintenance throughout the month was simple routine maintenance.

During the month of May, we managed and completed sixty-two (62) routine maintenance and repair jobs at Edgewood Townehouses.  The majority of work was performed by our Contract Workers (college workers).  During the month, we prepared the Pool for it opening day, pressurized our forty-nine irrigation zones, installed a new irrigation control system for Brae Burn irrigation zones, completed a new safety handrail at 148 Brae Burn, replaced roof pipe jacks at 157 Westbrook Way, and hydro-jetted the perimeter drains at 71 through 87 Westbrook Way.  We also pursued maintenance upgrades to the interior of unit 87 Westbrook Way.

Routine maintenance continued on our grounds and included vegetation pruning, cleanup, and abatement in some of the remote areas along our Brae Burn corridor.  We invested considerable time restoring some of the shrub beds, mowing lawns, and deep pruning.

Many “thanks” to the homeowners who love to garden sooo much, that they help weed some of our areas after what seemed to be spontaneous growth of the floras.  During May, we were surrounded by unmatched verdant green landscapes.

Stay tuned for more of the natural beauty at Edgewood to burst in June with the continued blooming of rhododendrons and azaleas that will splash us with colors.

During the period May 10 to June 13, 2016, our website, www.edgewoodhoa.org had 95 visitors who looked at 136 pages.

Estate Sale Notice

On Saturday and Sunday, July 16 and 17, 2016, an Estate Sale will be held at 171 Westbrook Way. Plan on visiting the sale and plan on several visitors attending the sale on those days. To accommodate the increased vehicle traffic, the Brook side Gate will be open. Vehicles may exit onto Brookside.
