MESSAGE FROM THE BOARD   To Preserve, Restore, and Maintain

May 2016 is upon us, the weather has been warming, and our Summer Pool Season is quickly approaching.  This year we anticipate, of course weather permitting, that the Pool will open on Friday morning, June 17th.  This year, applications to use the Pool, The Pool Use Form, will be available from the information pocket located at the Pool Entry Door. 

We have updated the Pool Use Form and the Pool Rules.  You will notice that we have highlighted the all of the State of Oregon Laws in bold print.  All text that is presented in bold print are the laws that we are required to follow under the Oregon Revised Statues governing all pools. 

One of the most important laws required by the Statues is “No person is permitted to swim alone.”  Please bring a friend, or have a friend meet you at the Pool, if you want to swim.  Another State Law that is required is “All persons must have a cleansing shower before entering the pool.”  Please assure your safety, your health, and the protection of everyone who uses the Pool and follow all the rules.

The rules that are not in bold type, but only in regular type, are courtesy rules that assure the safe and peaceful enjoyment of pool by all of our homeowner, their families, and their guests.  Please read the Pool Use Rules carefully.  Ensure that you, your family, and guests know the rules too.  The Pool is a wonderful place to relax, socialize, and have fun.

In the past, we included the form as an insert in the FYI Newsletter.  This year, the new form is only available at the Pool Entry Door.  You can pick up your copy of the Pool Use Form, read it, fill out the form, sign it, keep the yellow copy for your records, and deposit the white copy in the Clubhouse mailbox.  By signing the form, you pledge to abide by the rules.  The Clubhouse mailbox is located at the front door of the Clubhouse.

After receiving your signed copy of the Pool Use Form, you will be notified by telephone, email, or letter with the Pool Entry Door code.

Angie Call is our Pool Coordinator.  Angie will often be at the Pool to help you; however, if you have any questions regarding the Pool, the Pool Use Form, or the Pool Rules, call Bruce Trafton (__) or Frank Gaddini (__).  Bruce and Frank will be able to answer your questions.

On another important note, our sale of 87 Westbrook Way continues to be offered on the market.  The prospective buyer who submitted an offer for the property rescinded because of personal reasons unrelated to the property.  Our realtor is actively working on other leads to bring the sale to closure.

May 10, 2016

Call to Order: The meeting was called to order at 6:30 p.m. Board members present were: Bruce Trafton, Jolene Baron, Michele Coney, Christine Donahue, Sharon Kimble, Michael Maulding, Don Pasquali, Jennifer Smith, and JoAnn Wilson. Also present was Frank Gaddini, ETA Director of Operations and Facilities.

Approval of Minutes: The Board approved the minutes of April 12, 2016.
Standing Reports:

Old Business:

  • Repair of 10, 20, 30, 40 Brae Burn
  • Review of Sale of 87 Westbrook Way: The Board discussed the findings of the buyer-obtained inspection report for 87 Westbrook Way. ETA’s real estate broker, Jodie Smith of Jodie Smith Real Estate Co., answered Board member questions about inspection items, The Board voted unanimously to accept all buyer requests for repairs as specified in the sales addendum.
  • Schedule for Repairs/Engineering Review: ETA Director of Operations and Facilities, Frank Gaddini, will proceed with compiling schedule of items we can perform in-house and obtaining bids for the remaining repair items.

New Business:

  • Waivers: 30 Brae Burn Drive submitted a Parking Waiver to park a trailer for brief periods between June 15 and September 15, 2016. The request was approved.
  • Pool Opening Dates and Rules: The pool will open on Friday, June 17, 2016, and close on September 18, 2016. The Rules for 2015 will apply to 2016 without modification.

Call to Order: The meeting was called to order at 6:35 p.m. Board members present were: Bruce Trafton, Michele Coney, Christine Donahue, Michael Maulding, Don Pasquali, Jennifer Smith, and JoAnn Wilson. Jolene Baron and Sharon Kimble were excused. Also present was Frank Gaddini, ETA Director of Operations and Facilities.
Old Business:

  • Foundation Repair of the Building 10, 20, 30, 40 Brae Burn Dr. and Sale of 87 Westbrook Way: The meeting was held to discuss future strategy given the May 11, 2016, withdrawal of the offer to purchase 87 WW. ETA’s real estate broker, Jodie Smith of Jodie Smith Real Estate Co., was present to report on last weekend’s open house and to answer questions. ETA Director of Operations Frank Gaddini will provide her with information on repairs that have been completed or contracted for.

Treasurer’s Report

In April in addition to our routine expenses, we paid for 5 additional new garage doors, repaired or replaced several patio walls and purchased the electrical equipment for upgrades to our outdoor lighting systems. Also continued to ready the former manager’s unit for sale with the help of our contract labor. Due to the additional expenses from the conversion of the manager’s unit to a homeowner unit, we did need to utilize some reserves funds. As always, we first made the monthly deposit into reserves.


April 2016 Facilities and Operations Report

Looking back over the month of April, Edgewood Townehouses can be described as month that was dripping with color.  The month saw many gentle soaking rain showers. During April, most of our trees and shrubs bloom in beautiful shades of green with color bursts throughout our rhododendrons and azaleas. 

Lack of rainfall did not slow down our maintenance, though.  We recorded and completed eighty (80) maintenance and repair jobs in April.  Our facility restoration project focused on a complete restoration of a two story patio.  We also performed replacement of roof seals, and installed four (4) sets of new gutters and downspouts. 

The most significant work, however, was the installation of the last forty (40) feet of safety fencing along Brae Burn; and of course, the wrought-iron-style new security/safety fence around the pool.  We heard many compliments from homeowners on the aesthetics and elegance of the new fence, as well as the enhanced security and safety features of the design.

Of course, our lawns were growing at an astounding fast pace.  Our skeleton crew of one (1) contract laborer during the month could barely keep up with mowing the lawns.  An explosion of rapid growth overwhelmed us.  The lawns were growing so fast that we activated our lawn maintenance contractor two weeks earlier than planned, and fortunately we increased the number of lawn and bed maintenance service days from eighteen (18) to twenty-two (22) this year.  Although April began looking rather shaggy around the edges, by months end, with the help of our lawn contractor, we began to look more like our park-like appearance.

During the period April 12 to May 9, 2016, our website, www.edgewoodhoa.org had 82 visitors who looked at 145 pages.



Swimming Pool Use
The Pool Use Form will be available in the plastic pocket located near the Pool Entry Door.  If you plan to use the pool this summer, please complete the Form in which you agree that you and your guests will follow all pool rules.
Place the signed white copy in the mail slot near the front door of the Clubhouse. You will receive an email or phone call with the new door code from the Pool Coordinators.
