MESSAGE FROM THE BOARD
May 2015

The weather has been warming and our Summer Pool Season is quickly approaching.  This year we anticipate, of course weather permitting, that the Pool will open on Friday morning, June 12th.  This year, applications to use the Pool, The Pool Use Form, will be available from the information pocket located at the Pool Entry Door. 

We have updated the Pool Use Form and the Pool Rules.  You will notice that we have highlighted the all of the State of Oregon Laws in bold print.  All text that is presented in bold print are the laws that we are required to follow under the Oregon Revised Statues governing all pools. 

One of the most important laws required by the Statues is “No person is permitted to swim alone.”  Please bring a friend, or have a friend meet you at the Pool, if you want to swim.  Another State Law that is required is “All persons must have a cleansing shower before entering the pool.”  Please assure your safety, your health, and the protection of everyone who uses the Pool and follow all the rules.

The rules that are not in bold type, but only in regular type, are courtesy rules that assure the safe and peaceful enjoyment of pool by all of our homeowner, their families, and their guests.  Please read the Pool Use Rules carefully.  Ensure that you, your family, and guests know the rules too.  The Pool is a wonderful place to relax, socialize, and have fun.

In the past, we included the form as an insert in the FYI Newsletter.  This year, the new form is only available at the Pool Entry Door.  You can pick up your copy of the Pool Use Form, read it, fill out the form, sign it, keep the yellow copy for your records, and deposit the white copy in the Clubhouse mailbox.  By signing the form, you pledge to abide by the rules.  The Clubhouse mailbox is located at the front door of the Clubhouse.

After receiving your signed copy of the Pool Use Form, you will be notified by telephone, email, or letter with the Pool Entry Door code. This year, our Pool Coordinator is Angie Call.  Angie will often be at the Pool to help you; however, if you have any questions regarding the Pool, the Pool Use Form, or the Pool Rules, call Bruce Trafton ( _ ) or Frank Gaddini ( _ ).  Bruce and Frank will be able to answer your questions.

Call to Order: The meeting was called to order at 6:30 p.m. Board members present were: Bruce Trafton, Jolene Baron, Michele Coney, Brian Entwistle, Linda Johnson, Don Pasquali, Jennifer Smith and JoAnn Wilson. Also present was Frank Gaddini, ETA Director of Operations and Facilities.

Approval of Minutes: The Board approved and accepted the minutes of April 14, 2015.

  2. Update on Insurance Premium and Deductible: The insurance deductible has been increased from $__ to $__ and the annual premium has been reduced from $__ to $__ . The policy is otherwise unchanged.
  3. ADA Review for Clubhouse Accessibility: Proceeding

Rule Discussion – Focusing only on WEB Published Rules: After a general review of the “Edgewood Townehouse Association Rules and Forms” as published on the ETA website at http://www.edgewoodhoa.org/rules.html, the Board reorganized the rules into the following three categories: rules, policies, and community agreements. In future business meetings, each currently published and posted rule and/or form will be updated, amended, or deleted, as appropriate.
  3. Discussion of Various Levels of Grounds Maintenance – Planning for the FY2016 Budget. Tabled for next Business Meeting.
  4. Executive Session

Announcements:

  1. Authorized check signers for ETA have been updated. There are now six signatories: all four Board officers and two past ETA presidents.
  2. Michael Maulding has agreed to serve on the Board for the balance of Suzy Wojcik’s term which expires in 2017.

April 2015 Facilities and Operations Report

April at Edgewood Townehouses can only be described as a typically normal month.  The month saw more rain showers than the typical heavy soaking downpours. This April saw most of our trees and shrubs bloom in beautiful shades of green with color bursts throughout our rhododendrons and azaleas. 

Lack of rainfall did not slow down our maintenance, though.  We recorded and completed sixty-six (66) jobs in April.  Our facility restoration project focused on a complete restoration of a two story patio.  We also performed replacement of roof seals, and installed four (4) sets of new gutters and downspouts.  The most significant work, however, was the installation of the last forty (40) feet of safety fencing along Brea Burn; and of course, the wrought-iron-style new security/safety fence around the pool.  We heard many compliments from homeowners on the aesthetics and elegance of the new fence, as well as the enhanced security and safety features of the design.

Of course, our lawns were growing at an astounding fast pace.  Our skeleton crew of one (1) contract laborer during the month could barely keep up with mowing the lawns.  An explosion of rapid growth overwhelmed us.  The lawns were growing so fast that we activated our lawn maintenance contractor two weeks earlier than planned, and fortunately we increased the number of lawn and bed maintenance service days from eighteen (18) to twenty (20) this year.  Although April began looking rather shaggy around the edges, by months end, with the help of our lawn contractor, we began to look more like our normal clean and tidy appearance – but, with the extra boost of colorful blooms and blossoms springing-up from the countless rhododendrons and azaleas. 

Because of the sparse rains, the remainder of our month’s work focused on groundwater maintenance and repair jobs.  We installed 40 feet of new additional feet of drainage pipe in different areas.  As we proceed into the summer, we plan to continue repair of groundwater projects and the extension of new drainage lines to prevent puddling.

TREASURER’S  REPORT

April was another busy month for Frank and our contractors as well as the spring restart of our landscapers.  Several more units had their patio walls replaced after 40 years of use and our college helpers were busy with Frank getting the irrigation system tuned up for the sunny weather.  Thanks to all of our homeowners who consistently remit their dues, our cash flow is keeping pace with our expenditures. After one to two more months of capital improvements expenditures, we will then start to recharge the operational reserve fund for next year's scheduled capital improvements.

NEWS

Some of those who attended the 7 week Brain Agility workshops are continuing to meet for one hour or so each Wednesday in the club house. We revisit the video teachings of resident Dr. Peter Moulton then participate in brain games to continue to improve our brain agility. You are welcome to come and share with us.

Susan Smith and her associates of Compassion and Choices presented information to help us understand Advanced Directives and become aware of dignified end of life choices. We thank Susan and her associates for their presentation. This and the Brain Agility workshop will be presented again in the fall.


HONORING RESIDENTS.

We appreciate all residents of our community and this month we are sending our congratulations to Ralph Salisbury who received the ‘The C.E.S. Wood Retrospective Award, which celebrates a distinguished career in Oregon letters and was given by Oregon Literary Arts, at a ceremony in Portland on April 13.  Salisbury has published 11 collections of poetry, including Rainbow of Stone and Like the Sun in Storm, which were both finalists for the Oregon Book Award. He has also published three short story collections and a memoir, So Far, So Good, which won the Riverteeth prize. Library Journal called the memoir “an important glimpse into 20th-century Midwestern life.” His previous awards include four Fulbrights, the Rockefeller Bellagio Award in Fiction, and the Northwest Poetry Award." The above is a quote from Oregon Literary Arts.  Ralph's website, which includes samples of his work, is http://www.ralphsalisbury.com.

One of our very own gifted artists, Simone D'Aubigne, (__), has her diverse artwork featured at the Out on a Limb art gallery on Pearl and Broadway for the month of May.

VOLUNTEER WORKING BEE - for a 90 minute clean up. We invite you to come to help us pick up fallen limbs, remove ivy from tree trunks, and collect rocks for future use. Bring your gloves. Come and join us. Meet at the club House this Saturday at 8.30am.  Please be aware that there is poison ivy around even though at this time we will not be working where this plant is located.  In case of overnight rain leaving the ground wet, this activity will be rescheduled.


POOL PARTY!

Please join us Sunday June 14 for a potluck to celebrate the opening of the pool! We are planning the party for 5-7 PM, and if you think it is fun, come dressed in a Beach Theme. The HOA will be providing hamburgers, veggie burgers, buns, mustard, catsup, mayonnaise and pickles, plates, and utensils.

What to bring? Your beverage, and if your last name starts with A-D, a small relish, chips, appetizer etc., if your last name starts with E-N, please bring a small salad dish; and O-Z, small dishes of desserts. (Family members are welcome). If you cannot do this, that is OK! Also, if you have your heart set on making something different, just go ahead; it is only a guideline.

In order to properly purchase the food, we do need a head count, and we need some helpers! Please complete the RSVP form below, and put it in the mail slot at the Clubhouse with your dues.

Things to Know, Remember, and Learn in May

New Clubhouse Wi-Fi

Users of the Clubhouse and the Pool can now enjoy Wi-Fi while in the Center.  Logging on to the World Wide Web, listening to music on Pandora, writing emails, shopping at Amazon.com, reading the electronic news services, or watching YouTube videos, is now possible from the comfort of the Clubhouse or Pool Deck.  Bring your laptops, your smart phones, your tablets and iPads. 

The new Clubhouse Wi-Fi is called “etaclubhouse.”  When you see “etaclubhouse” on your device, “join” using the etaclubhouse password.  Call or email Bruce or Frank for the password.  Once you are connected, your device will automatically remember the network and you will have access to the WEB each time you visit the Clubhouse and Pool.

Special Open Forum Hearing

A Hearing on the Request to install a New Window at 169 Westbrook Way is scheduled for Thursday, June 4, 2015 at the Clubhouse at 6:30 PM. All Association members are invited to attend this "Hearing" and comment, or submit written comments regarding the request.

The resident of 169 Westbrook Way a has submitted a request to install a fixed glass window in the excavated wall cavity of the existing air conditioner well located on the north facing, second floor, looking out to the homeowner's patio. Currently the air conditioner exists in the well and is not functioning properly. The homeowner requests to permanently remove the air conditioner and install a fixed glass window in the evacuated wall opening. The fixed glass window will be custom fabricated to fit exactly into the excavated cavity of the air conditioner. The excavated cavity is approximately 24" x 18".
