MESSAGE FROM THE BOARD
April 2015

The single most important task of the Edgewood Townehouse of Directors Board is to fulfill our fiducial responsibility.  The word fiducial has its roots in the Late Latin word fiducialis, of the 15th century meaning confidence, reliance, and trust.   As volunteer fiduciaries of the Association, the Board becomes obligated to act for the benefit of all homeowners in the Edgewood Townehouse Association.  We serve as your trustees in the management and success of the Association.  Our duties as fiduciaries include loyalty and care of the Association’s assets, common grounds infrastructure, and exterior of all buildings and facilities. All of the fiducial actions are performed for the advantage and benefit of each homeowner.

The first quarter of this year has seen a barren winter landscape change again into spectacular colors and lush green grounds.  It has also seen a number of long range facility improvements and repairs on our townhomes and grounds.  All ninety-one (91) roofs have been cleaned and de-mossed, one-hundred-and-fifty (150) linear feet of new sidewalk has been replaced, six (6) patios have been completely renovated, the chimney crown on our Clubhouse has been completely restored, several roof repairs have been performed, over a dozen new gutters and downspouts have been installed, several minor groundwater management improvement projects have been addressed, and several grounds clean-up projects occur in this first quarter of the year.

Thanks to your support, and a good management team, we have become recognized among realtors, vendors, contractors, and perspective buyers as a reputable association of homeowners.  Our practices at planning, managing, and investing in the facilities have kept our property values stable, and even respectfully rise, during a period of economic downturn and slow steady recovery.

This year, the Board has also been working on a number of policy and technology issues, and one of those issues is resolving the matter of how to manage air conditioner removal and the remaining void in the wall.  With new heat pump technology, many homeowners are upgrading their systems, abandoning and removing costly air conditioners.  During this first quarter of the year, the Board has also reassessed the Association’s Master Insurance Policy.  We have lowered our annual premium by increasing the deductible reflecting current trends in business and the insurance industry.  A matter of particular significance this quarter is the replacement of our sixteen (16) year old computer, printer, and software with the latest 21st century technology.

Time and technology have changed our lives, the way that we live and relate to one another, and the management of our community.  Over the next few months we will be reporting back to you with more facility updates and improvements, as well as business and operations enhancements.

EDGEWOOD TOWNHOUSE BOARD OF DIRECTORS BUSINESS MEETING

April 14, 2015

Call to Order: The meeting was called to order at 6:35 p.m. Board members present were: Bruce Trafton, Jolene Baron, Michele Coney, Brian Entwistle, Linda Johnson, Don Pasqual, Jennifer Smith and JoAnn Wilson. Also present was Frank Gaddini, ETA Director of Operations and Facilities.

  1. The Board approved and accepted the minutes of the February 10, 2015, as amended. (Correction: The next Quarterly Open Forum Business Meeting: Tuesday, April 28, 2015, at the Clubhouse at 7:00 PM.)

Old Business:

  1. Update on Signage: Driveway #7. Design of directional signs is complete and it is expected that all signs, beginning with Driveway #7, will be posted on the property by June. Signs on private ETA property will be white lettering on a black background; signs on city property will follow city code which calls for white lettering on a blue background.
  2. WiFi for Clubhouse: Now operational. Interested homeowners may contact the ETA President and/or the ETA Director of Operations and Facilities to obtain the password.

New Business:

  1. Waivers: Request from 43 Westbrook Way to park a Toyota Prius in guest parking from April 17 - April 27, 2015, was approved. Request from 148 Brae Burn to park a 14’ steel trailer in the overflow lot for 6 months, commencing on or about April 20, 2015, was approved.
  2. Review of ETA Master Insurance Policy Deductible: The Board considered information about what savings could be realized by increasing our current $5,000 deductible. The following motion was made, seconded, and approved: “If our current insurance policy coverage will remain exactly the same, the ETA President is authorized on behalf of the Association to change the policy as soon as possible to a $10,000 deductible in order to obtain a lower premium.”
  3. Review of Past Rules: Board members will review old Association rules now available in written form and online. Such a review hasn’t been done for approximately 10 years. The goal is to identify rules which should be approved, corrected, updated, revised, or deleted, resulting in a single set of rules available to homeowners and prospective buyers. The process will require a number of months to complete.
  4. Review of Swimming Pool Rules: The Board accepted the 2014 rules without change.
  5. Discussion: Moving Forward on Clubhouse ADA Review: The Board authorized the ETA Director of Operations and Facilities to bring in an architectural engineer to assess, identify, and outline any deficiencies in our Clubhouse in order to make it ADA compliant. Once this information is obtained, a comprehensive, integrated, and phased-in plan can be discussed.

TREASURER’S  REPORT

Spring has arrived and Frank and our contractors are “busy bees” repairing and renovating many of the unseen elements of our structures. Some of the recently completed projects are the club house chimney cap and flashing, ground water drain lines, sewer lines, patio wall replacements and repair or cleaning of roofs. In addition this week the new pool and patio fences were started.  Thanks to the efforts of Frank and our contractors to pace the completion of the projects, the inflows of cash remain balanced with the outflows.

Also, I wish to again thank the 99% of our homeowners who are current with their dues.

COMMUNITY BUILDING

COMPASSIONATE CHOICES. After a conversation with resident Susan Smith we have arranged with an opportunity for residents to participate in a presentation and discussion of Compassionate Choices, (also known as ‘end of life’ choices) on Thursday May 7 at 7pm.  Please be aware that this presentation is for all ages so that you are prepared when the time comes, whether it's for yourself or a loved one.  Everyone should be aware of the choices and necessary requirements for making end of life decisions.  With this in mind perhaps you have friends who may be interested in attending this  one off session. Susan and her associates will be available following their presentation for you to ask questions.  If you wish to know more about Compassionate Choices the following link will help.

CONGRATULATIONS to resident Larry Kenton on his leadership as Music Director of the show ‘Les Miserables’ now being presented in the Cottage Grove Theater. This demanding musical required a most competent musician, and with his vast experience as a singer and composer for movies and stage Larry fits the bill very well.


CONGRATULATIONS to 9 residents who participated in the seven weekly session of the “Brain Agility” program.. The Brain Agility book and subsequent program was written by resident Dr.Peter Moulton.  The sessions, presented by residents Brian and Vera Entwistle (with considerable help from Marilyn Cohen and Cindy Conley), were well accepted and the participants have asked that the sessions continue. As per their request a Brain Agility Follow Up will begin on Wednesday April 29th at 10.30am in the club house for one hour which will continue each week for the foreseeable future. During these sessions we will review the video presentations by Dr Peter and participate in more brain motivating exercises. Remember that cognitive exercise is as important as physical exercise – so everyone is welcome to attend the Follow Up sessions. There are no fees or charges involved.  The entire Brain Agility program will be presented again in the fall.


KEEPING PHYSICALLY FIT. A few residents have asked if such activities as Tai Chi, Yoga or similar could be made available. Yes, and we could arrange a teacher to attend but there would be a fee involved in this. If you would like us to follow up and make arrangement for such an activity please call Brian Entwistle 541 735 1353 or Cindy Conley 541 729 8168. When we have interest by four or more we will inform you as to a suitable day and time.

March 2015 Facilities and Operations Report

March at Edgewood Townehouses can be described with one word – beautiful!  All the fauna started blooming – seemingly all at once.  The smell of flora growing was almost palpable along the Braeburn Creek walkway.  A carpet of green emerged everywhere along the grounds, and the cherry blossoms added the first splash of colorfulness to what had been a moody, bleak, colorless landscape.  The fauna – the blue jays and red robins – broke the winter silence adding gaiety with their songs of Spring.  Edgewood, this month, is a better place than it ever has been.

Regarding our Capital Projects, March saw the restoration and completion of four (4) single-floor townhouse’s patio walls.  In routine maintenance, we slowly worked on groundwater clean-up and repair projects.  We recorded seventy-one (71) jobs in our maintenance log during April.

March is the name’s sake of the Roman and Greek (Ares) god of war; but in the year 2015 at Edgewood, March was a month of peace and growth.

CLUBHOUSE: HOW TO RESERVE THE CLUBHOUSE

1.  The Clubhouse is available for reservation between the hours of 9 AM and 9 PM daily on a, first

    Reservation Form”.  Forms are available inside the Clubhouse Entry Door.

4.  Complete and sign both sides of the form.

5. Staple or Attach your $50 refundable check to the form made payable to the Edgewood Townehouse Association.

6.  Place your completed form and $50 refundable* check in the Clubhouse Mail Slot located outside of
     the Front Door of the Clubhouse.

LEAVE THE CLUBHOUSE CLEAN AND ORGANIZED

The Clubhouse is part of our common property.  Consider the Clubhouse as an extension of your home.  Please use the Clubhouse respectfully. If you are a drop-in, day user, be certain to keep the areas clean and tidy for the next users of the facility.  Return the Pool Table items, Ping Pong Table items, Kitchen items, and furniture to their proper places.


POOL SEASON

The Pool Season is approaching.  As you prepare for the Pool Season, take the following “True” or “False” Quiz and see how well prepared you are to take a dip.

NEW CLUBHOUSE Wi-Fi

Users of the Clubhouse and the Pool can now enjoy Wi-Fi while in the Center.  Logging on to the World Wide Web, listening to music on Pandora, writing emails, shopping at Amazon.com, reading the electronic news services, or watching YouTube videos, is now possible from the comfort of the Clubhouse or Pool Deck.  Bring your laptops, your smart phones, your tablets and iPads. 

The new Clubhouse Wi-Fi is called “etaclubhouse.”  When you see “etaclubhouse” on your device, “join” using the etaclubhouse password.  Call or email Bruce or Frank for the password.  Once you are connected, your device will automatically remember the network and you will have access to the WEB each time you visit the Clubhouse and Pool.  Happy surfing!
