MESSAGE FROM THE BOARD
To Preserve, Restore, and Maintain

With this month’s Message from the Board, I would like to share with you information that you may find entertaining and give perspective to the days and times when the Edgewood Townehouses were in their infancy. Where we have been as an Association, what has changed over the past forty-four years, and a view of our responsibilities to ensure the longevity, prosperity, and solvency of our Association

This is where Edgewood Townehouses begins. We know that Edgewood Townehouses were constructed forty-four years ago, beginning in 1970, but did you know that Ground Breaking at the site actually began in the summer of 1969. This same summer, forty-five years and two days ago the Apollo 11 astronauts – Neil Armstrong and Edwin “Buzz” Aldrin - took humankind’s first walk on the moon.

One year later, though, in April 1970, as construction on our buildings ensued, Apollo 13 launched to the Moon; and unable to land, these astronauts returned after a six (6) day voyage announcing the iconic phrase, "Houston, we've got a problem!"

Some of the other notable events that occurred in 1970 during our first year included:  IBM’s introduction of the floppy disk. The Twenty-Sixth Amendment to the US Constitution lowering the voting age to 18. The average cost of a new house was about $19,000. The average income per year was about $8,400.  The average cost of a gallon of Gas was 36 cents. A First-Class United States Postage Stamp cost you only 6 cents. And, as a new Association, Edgewood’s monthly assessment was $25.

During the next three years, 1971, 1972 and 1973, of the Edgewood Townehouse development, Nixon brought an end to the Vietnam War, the Dow Jones Industrial Average hit 838, bar codes made their first debut, and email was born.

Sticky Notes, video cassettes, disposal lighters, bell bottom pants, and disco music were all introduced to the first homeowners at Edgewood. And when the first homeowners went to the cinemas they saw the Oscar winning movies Patton, The French Connection, The Godfather, and The Sting.

Well, much has changed over the past forty-four years. We have all grown a little older, our facilities have aged, and our success as an Association has remained durable. In fact, our success has been due to the support of all the previous and present homeowners. This is the theme I want to share with you today.

As I look back, these are some of the changes I have seen. We have become a volunteer Board of Directors with a Part-time Professional Manager. We have highly functional, thoughtful, and sincere Board members, who volunteer their time, their experience, and their commitment to the successful operation of our common good. We have committees of homeowners working on projects, researching options, and planning for the future. 

We have a Part-time Professional Manager who assures that we address our fiduciary, legal, and civic responsibilities in a timely fashion; that we stay abreast of upcoming issues, assess risks, and have options to ponder in the decision-making process; and that we keep on with our timetable for maintenance and major capital repairs to the facilities and grounds.

 We have re-organized our business practices to twenty-first century professional standards. We have invested our funds back into our property. We have moved forward with many long-range facility and grounds infrastructure improvements. We have updated our governance documents.  We even have a mission statement – it is “Preserve – Restore – Maintain.” Again, our success is because of your support.

Nevertheless, we still have much more to accomplish.  We are clearly not a perfect Association, but we are well known throughout the real estate community, as one of the better-managed and highly functional ones in the area.  Our townhouses are attractive and in demand by perspective buyers. These are the salient changes I have seen over the past five years. And all I can say is our success is because of your support.

EDGEWOOD TOWNHOUSE ASSOCIATION - QUARTERLY OPEN FORUM TOWNHOUSE MEETING

The Meeting Opened at 6:30 p.m.  in the Clubhouse.

President, Bruce Trafton, began the meeting with remarks on the history, development, and changes that have occurred to Edgewood Townehouses over the past forty-four years.  A quorum of the Board was present, and twelve homeowners attended.  A discussion over the use of herbicide to abate poison oak ensued.  No other topics or questions arose, and the Quarterly, Open Forum, Townhouse-Style Meeting concluded at 7:30 PM.  Afterwards, ice cream and blueberry refreshments were served.

EDGEWOOD TOWNHOUSE ASSOCIATION – MONTHLY BOARD MEETING 
Tuesday August 12, 2014
Preserve - Restore – Maintain

Call to Order:  The meeting was called to order at 6:30 p.m.  Board members present were: Bruce Trafton, Toni Horodysky, Sandee Jones, Suzi Wojcik, Jennifer Smith, Jo Ann Wilson, Jolene Baron, Linda Johnson and Russ Fryburg.  Also present was Frank Gaddini, ETA Director of Facilities and Operations. 
Approval and acceptance of minutes of July 15th, 2014 meeting. 

Standing Reports:

  1. Facility Report:  Written report submitted
  2. Treasurers Report: Written report submitted
  3. Clubhouse Committee: No report
  4. Swimming Pool: Written report submitted – Pool will close on September 19th.
  5. Welcome Committee:  No report
  6. Website Committee: Written report submitted

Old Business: 
At 6:45 p.m. the board moved into Executive Session and the session was ended at 7:50 p.m.

  1. Buyer/Seller Information Committee - Pending
  2. Update bookkeeper job description – Pending
  3. Edgewood Association's new sign discussion - Pending
  4. Presentation of an updated Clubhouse Reservation form – There is a new Clubhouse Reservation Form that will be implemented beginning in September, 2014.
  5. Budget Committee – The Committee will be presenting their finding to the Board at the September Business Meeting.

New Business:

  1. Waivers – none
  2. Resolution for clubhouse hours – The new resolution will read as follows – Resolution for Hours of Operation of the ClubhouseThe hours of operation of the Clubhouse are 9 AM to 9 PM daily.
  3. Discuss options for CD – It was moved by Toni Horodysky and seconded by Suzi Wojcik that we roll the expired CD over for one more year.
  4. Discuss grounds budget – The total damage from last year’s storm was over $___. Because of this the grounds budget has gone over the amount that was budgeted for 2014. Suzi Wojcik moved and Russ Fryburg seconded that we fund our contracted labor to continue work by redistributing Operations funds for the rest of the calendar year.

Announcements:

  1. The next Board of Directors Business Meeting is September 9th, 2014 at 6:30 p.m. in the Clubhouse.
  2. The next HOA Quarterly meeting will be October 28th, 2014 at 7:00 p.m. in the Clubhouse.
  3. Memorial for Eaton Conant – August 31st @ 1:00 p.m. in the Clubhouse.
  4. There will be new address signs posted for 170 and 186 Brookside.

The meeting was adjourned at 8:18 p.m.

ETA’s Facility Director always looks for ways to save money and stretch our budget. He has replaced many exterior lights with lower wattage, yet brighter bulbs. In the Clubhouse, he installed a thermostat that automatically lowers the temperature to 50 degrees at 9 PM (during the heating season). He has cut back watering time and repaired countless irrigation leaks.

Thus, in spite of rate increases for electricity, water, and storm water, our EWEB bills have decreased. As of July 31, 2014 we paid EWEB $__, while in 2013 we paid $__ to the same date.


Pool Report

As of August 12, 2014, we have had 57 Edgewood Townehouse Home Owners submit Pool Forms and 665 people registered on the “Sign-in Sheet” when visiting the pool.

Announcements

A Memorial Service for Eaton Conant, a longtime resident at 43 WW will be held on Sunday, August 31st at 1:00 p.m. at the Clubhouse.

Eaton served ETA as a member of the Board of Directors and as Grounds Chairperson. He was responsible for finding and planting a wide variety of rhododendrons that provide us with continuous color from December until July.


NOTICE:  Special Business Meeting of the Board of Directors
Scheduled for Tuesday, September 30, 2014 at the Clubhouse at 6:30 PM

Agenda:  Architectural Review of New Window(s) Installation Where No Window(s) Exist(s).

A request from __ Brea Burn Drive to install three (3) new window(s) where no window(s) presently exist was submitted to the Board on Wednesday, August 13, 2014. The Board has convened a special, ad hoc Architectural Committee to review the matter and submit recommendations to the Board.

In accordance with the Covenants, Conditions, and Restrictions, Article V, Architectural Control:
“Notice of all requests for changes by members shall be given to the membership not less than thirty (30) days prior to the Board taking action to approve or disapprove of the request.”

The Board will 1) review and consider the findings and recommendations of the special, ad hoc Architectural Committee; 2) listen to comments from members in attendance on the floor; and 3) review written comments submitted to the Board regarding this matter. 

A map of the site and description of the three (3) windows is available for review at the Clubhouse.  The proposed windows are listed as Window 1, Window 2, and Window 3.  A description of each window is provided. Should all of the windows be approved? Two of the windows? One of the windows? Or none of the windows?

If you have comments regarding this matter, you may attend the Special Business Meeting of the Board of Directors, or submit your comments in writing, place them in a sealed envelope, and deposit the envelope in the Clubhouse Mailbox.


Facilities and Operations Report

July of 2014 was an extraordinarily busy month in the management of the facilities.  During the month we recorded one-hundred-seven (107) discreet maintenance jobs.  The lion’s share of our work involved irrigation repair.  Tree roots had exerted great pressure on two different sections of our irrigation causing pipe to separate.  We easily repaired these projects.  Later in the month, we completely removed nearly 500 square feet of shrubbery in order to repair broken irrigation lines.  In some cases, we re-engineer the entire area and re-set new irrigation lines, and sprinklers.  When we finished, we restored these areas with new bark.

As these projects ensued, our routine and regular maintenance marched on throughout the community’s grounds.  We cleared, cleaned, and deeply pruned areas along the Creek Walkways and our south property border Pressure washing concrete walkways and curbs was also a highlight of July.  We were able to complete pressure washing the entire length of the North Bank Walkway as well as curbing in along the Westbrook Way roadway and Driveway 3 and 4.  Re-grading and re-seeding a number of lawn areas were also projects that we undertook this July 2014.
