MESSAGE FROM THE BOARD
To Preserve, Restore, and Maintain

Our success is because of your support.  This is the theme I want to highlight in this message.  We are half way through this Fiscal Year, and it is just a good time to look backward at where we have been.  Over the past five years much has changed in the world, our country, the economy, and of course, here at Edgewood Townehouses, we have seen many changes too. 
                                
As I look back, these are some of the changes I have seen.  We have become a volunteer Board of Directors with a Part-time Professional Manager.  We have highly functional, thoughtful, and sincere Board members.  We have committees of homeowners working on projects, researching options, and planning for the future.  We have re-organized our business practices to twenty-first century professional standards.  We have invested our funds back into our property.  We have moved forward with many long-range facility and grounds infrastructure improvements.  We have updated our governance documents.  We even have a mission statement. Our success is because of your support.

Nevertheless, we still have much more to accomplish.  We are clearly not a perfect Association, but we are well known throughout the real estate community, as one of the better-managed and highly functional ones in the area.  Our townhouses are attractive and in demand by perspective buyers. These are the salient changes I have seen over the past five years.  And all I can say is, our success is because of your support.

With this theme in mind, I want to share with you our upcoming, open forum, townhouse-style, Quarterly Meeting.  As you know, we have twelve or more closed forum business meetings per year where we focus on managing the day-to-day business of the Association.  As volunteer Board members we have limited time together and need every moment to focus and work on business matters.  Our Part-time Professional Manager assures that we address our fiduciary, legal, and civic responsibilities in a timely fashion; and that we stay abreast of upcoming issues, assess risks, and have options to ponder in the decision-making process. Homeowners are always welcome to sit, listen, and observe the business work sessions.  We acknowledge, our success is because of your support.

However, we know how important it is to listen to your thoughts; and four times per year, we hold open forum meetings.  The open forum meetings are times when homeowners can come share their ideas, comment on practices, express complaints, concerns, or compliments.  These meetings are often fun and positive, and sometimes they are uncomfortable and strained.  What is important, though, is that we all share in the operation of our Association.  Win, lose, or draw.  We are in this together.  Our success is because of your support.  Please join us on Tuesday, July 22, 2014 for our Open Forum Townehouse-style Quarterly Meeting.  And always remember, our success is because of your support.

The meeting was called to order at 6:30 p.m.  Board members present were:  Bruce Trafton, Toni Horodysky, Russ Fryburg, Jolene Baron, Sandee Jones, Jo Ann Wilson, Linda Johnson; Suzi Wojcik and Jenifer Smith were excused.  Also present was Frank Gaddini, ETA Director of Facilities and Operations.  
 Approval and acceptance of minutes from June 10, 2014 meeting.

Standing Reports:

 Resolution to Collect Bank Fees and Processing Costs for Checks Returned by Financial Institutions. (adopted July 2014)  Any checks returned unpaid by a financial institution will be assessed a thirty-five dollar ($35.00) processing fee.  The processing fee will be added to the homeowner's account. 

  1. An updated Clubhouse Reservation form was reviewed by the board. This will be continued next month.

New Business:

  1. Waivers - 60 Brae Burn parking waiver was approved.

  1. The next Board of Directors Business Meeting is August 12th, 2014 at 6:30 p.m. in the Clubhouse.
  2. The next HOA Quarterly meeting will be July 22, 2014 at 7:00 p.m. in the Clubhouse. This will be a hosted open forum business meeting.

ETA’s great design, beautiful surroundings and good management practices have resulted in an excellent reputation among real estate agents in our area. The last three sales in our complex were on the market for 10 days or less.

We have two homeowners who are behind in their dues and are actively pursuing collection of these past due accounts.

Resolution to Collect Bank Fees and Processing Costs for Checks Returned by Financial Institutions. (Adopted July 2014)

Any checks returned unpaid by a financial institution will be assessed a thirty-five dollar ($35.00) processing fee.  The processing fee will be added to the homeowner's account.

June was a beautiful month in our lovely community. The weather followed its traditional pattern of several gentle daily rain fronts that burst into moments of abundant sunshine and stunning rainbows.  As the latter part of the month unfolded we saw steady sunshine throughout the days and comfortable warming temperatures during the day and cool nights.  June 2014 was also a very productive month for facility and grounds maintenance recording seventy-two (72) jobs at Edgewood Townehouses.  Much of the work was performed by our contracted labor force that includes three upper division college students.  Charlie and Alex are current UO students studying political science and romance languages respectively, and Mario, an OSU bio-engineering student, has also returned for his third year on the site.  Anna has also returned for her third year sampling the Pool water, washing-down the Pool Deck, and vacuuming the Pool’s bottom.

Some of our goals this summer include resolving more of our groundwater evacuation issues, clearing the vegetation obscuring the creek, abating the plethora of poison oak, minor painting projects, and of course more irrigation upgrades.  The Pool and Clubhouse also received a generous amount of our attention as well during the month of June.  We refinished the chaise lounges, updated our signs, and improved the safety features in our Pool’s Equipment/Pump Room.

With contractors, we replaced a homeowner’s roof vents and roof pipe jacks because of leaking seals, as well as replacing additional gutters and downspouts.  With contractors, we also replaced all of the major filters that ensure clean water in the Pool.

Although our Irrigation system was pressurized during the month of May, major breaks in our irrigation manifested.  The breaks, we suspect were damaged during the sustained below zero “February Freeze.” During those repairs, we performed extensive updates and improvements to that part of our system.  Other than these breaks, most of our system operated seamlessly – a result of our intensive work last summer season. 

Although it is summer, this may also be a good time for you to think about servicing your heat systems.  We are only about 120 days away from the middle of Autumn and the return of bone chilling days and nights.  If you use natural gas in your townhouse, now is a perfect time to check all of the valves and electronic ignition features of your furnace or fireplace.  Call a qualified service company or Northwest Natural for an inspection – you’ll feel warmer and you’ll be safe.  If you have an electric heat pump, check your filters and change them before the cold returns.

And last, if you are a Pool user, please, please, please remember to take a cleansing shower or rinse before entering the Pool.  This is so important.  With the popularity of the Pool and heavy use, it is important to practice healthy methods to ensure safe and sanitary pool water.  Follow all of the Pool Rules – those that are State Law, and those that reflect our traditions and courtesy to other neighbors.
