MESSAGE FROM THE BOARD
To Preserve, Restore, and Maintain

With this Message from the Board, I would like to welcome everyone to the 2014 Pool Season.  This year’s Pool Season is one-hundred-and-six (106) days long.  And since the Pool is open from 9 AM to 9 PM daily, that’s a total of one-thousand-two-hundred-and-seventy-two hours (1,272) of Pool time.  Let’s get swimming! 

If you plan on using the Pool, please remember to complete and submit a Pool Use Form.  We have redesigned the Pool Use Form, and there are many important changes this year.  The Pool Use Forms are available just outside of the Pool Entry Door.  After reading the new form, sign it, keep one copy for your records (the yellow page), and submit the white page into the Clubhouse mailbox.  Once we have your signed form, we will issue you the new code number to access the Pool.  Many homeowners have already submitted their forms and are enjoying the Pool.

One of the most important things to do when using the Pool is to remember to sign in.  The Sign-In-Record is hanging on the wall just above the drinking fountain.  It is important for us to know how many folks use the pool during the Pool Season. 

Another important thing to remember is to never ever swim alone.  This is a State of Oregon Law, and it is intended to save lives.  Always bring a friend if you plan on swimming.  And remember that any person fourteen (14) years of age or younger must be accompanied by an adult or a person who is at least eighteen (18) years old or older. 

There are other rules that apply to the pool, and you can read them for yourself.  The Pool Rules are posted in several locations on the Pool Deck and Shower Rooms at the Clubhouse, and of course, they are all stated in the Pool Use Form.  All Pool users must follow all of the Pool Rules.  But beside all the formal rules, please remember that the Pool is also a center to have fun, recreate, and socialize.  It is a place where harmony, tranquility, and peace need to prevail.  Please remember, the pool is for all of us to use.  Be respectful, tolerant, and understanding of your neighbor’s peaceful enjoyment of the Pool.  After all, we are all neighbors, and we will continue to be neighbors even after the 106 days of this year’s Pool Season.

EDGEWOOD TOWNHOUSE ASSOCIATION – MONTHLY BOARD MEETING 
June 10, 2014

Call to Order: The meeting was called to order at 6:29 p.m.  Board members present were: Bruce Trafton, Toni Horodysky, Russ Fryburg, Sandee Jones, Jo Ann Wilson, Linda Johnson, Jolene Baron and Jennifer Smith. Suzi Wojcik and Frank Gaddini were excused.

Approval and acceptance of minutes of May 13th, 2014 meeting.

Standing Reports:

  1. Facility Report:  On hold

  3. Clubhouse Committee: No report
  4. Swimming Pool: Pool is opening on Friday June 13, 2014

Old Business: 

  1. Review case for 143 WW
  2. New Buyer/Seller Information Committee - Still in progress
  3. Update bookkeeper job description - Still in progress
  4. Association's sign discussion - Bruce Trafton is continuing to gather information.
  5. Continuing discussion and resolution regarding fees for I SF checks - The following resolution was approved by the board:  Resolution to collect Processing Fee for checks returned by bank.  Any checks returned unpaid by a bank will be assessed a thirty-five dollar ($35.00) Processing Fee.  The processing fee will be added to the homeowner's account. 
  6. Discussion of an updated Clubhouse Reservation Form - An updated Clubhouse Reservation form was reviewed by the board. The board will continue to discuss the updated form at the July meeting.

New Business:

  1. Waivers - 118 Brae Burn parking waiver was approved and 79 Westbrook Way parking waiver for overflow lot was approved.
  2. It was moved and seconded that we move $___ out of reserve funds to cover the costs of siding repair at 155 Westbrook Way.

Announcements:

  1. The next Board of Directors Business Meeting is July 8th, 2014 at 6:30 p.m. in the Clubhouse.
  2. Budget Committee members are returning for preparation of 2015 budget.
  3. Memorial for Eaton Conant - On behalf of Eaton Conant a donation of $50.00 was made to the Eugene Mission.

The meeting was adjourned at 7:10 p.m.

Five months into our fiscal year we are nearly done with our capital projects other than paving of the large driveway that serves 139 to 185 Westbrook Way. We are on track with our spending for General Maintenance with the exception of costs associated with clean-up of damaged trees and debris from the February ice storm.


Facilities and Operations Report

The most spectacular event of the month May was the burst of color throughout our property and the fragrance of wild roses, fir trees, and the earthy underbrush along the creek walkways.  May 2014 maintenance was a mix of Capital Improvement Projects, routine maintenance, and the continuation of damage repair caused by the February sustained “Deep Freeze”. 

During the month of May, we managed and completed seventy-two (72) routine maintenance and Capital Improvement jobs at Edgewood Townehouse.  Our Capital Improvement Projects this month included the re-painting of building 17 through 31 Westbrook Way.  Three other Capital Improvement Projects included the de-construction, disposal, and replacement of nearly ninety (90) sheets of exterior wall siding at 170 and 186 Brookside and 155 Westbrook Way.  We also replaced two (2) overhead garage doors at 148 Brae Burn and 71 Westbrook Way.

Routine maintenance continued on our grounds and included vegetation pruning, cleanup, and abatement in some of the remote areas along our Brae Burn corridor.  Mowing of the lawns and cleanup of the shrub beds ensued.  Another focus of the month was preparing the Pool for the Summer Season opening.

In May we also activated our irrigation systems throughout the grounds. Our attention to updating irrigation last year proved well, and for the most part, our underground irrigation activated successfully.  We did have, however, a major failure to one of our irrigation backflow prevention devices that froze and cracked during the “Deep Freeze”.  There may be some additional minor, un-observed damage to our irrigation systems that will continue to manifest during June.

Stay tuned for more of the natural beauty to burst at Edgewood, because in June the blooming of rhododendrons and azaleas will continue to splash us with colors.
