MESSAGE FROM THE BOARD
To Preserve, Restore, and Maintain

The weather has been warming and our Summer Pool Season is quickly approaching.  This year we anticipate, of course weather permitting, that the Pool will open on Saturday morning, June 14th.  This year, applications to use the Pool, The Pool Use Form, will be available from the information pocket located at the Pool Entry Door. 

We have updated the Pool Use Form and the Pool Rules.  You will notice that we have highlighted the all of the State of Oregon Laws in bold print.  All text that is presented in bold print are the laws that we are required to follow under the Oregon Revised Statues governing all pools. 

One of the most important laws required by the Statues is “No person is permitted to swim alone.”  Please bring a friend, or have a friend meet you at the Pool, if you want to swim.  Another State Law that is required is “All persons must have a cleansing shower before entering the pool.”  Please assure your safety, your health, and the protection of everyone who uses the Pool and follow all the rules.

The rules that are not in bold type, but only in regular type, are courtesy rules that assure the safe and peaceful enjoyment of pool by all of our homeowners, their families, and their guests.  Please read the Pool Use Rules carefully.  Ensure that you, your family, and guests know the rules too.  The Pool is a wonderful place to relax, socialize, and have fun.

In the past, we included the form as an insert in the FYI Newsletter.  This year, the new form is only available at the Pool Entry Door.  You can pick up your copy of the Pool Use Form, read it, fill out the form, sign it, keep the yellow copy for your records, and deposit the white copy in the Clubhouse mailbox.  The Clubhouse mailbox is located at the front door of the Clubhouse.

After receiving your signed copy of the Pool Use Form, you will be notified by telephone, email, or letter with the Pool Entry Door code.

This year, our Pool Coordinator is Angie Call.  Angie will often be at the Pool to help you; however, if you have any questions regarding the Pool, the Pool Use Form, or the Pool Rules, call Bruce Trafton ( ) or Frank Gaddini ( ).  Bruce and Frank will be able to answer your questions.

Call to Order: The meeting was called to order at 6:29 p.m.  Board members present were: Bruce Trafton, Toni Horodysky, Russ Fryburg, Jolene Baron, Sandee Jones, Suzi Wojcik, Jennifer Smith, Jo Ann Wilson and Linda Johnson.  Also present was Frank Gaddini, ETA Director of Facilities and Operations. 

Approval and acceptance of minutes of April 8th, 2014 meeting

Standing Reports:

  1. Facility Report:  Written report submitted

Old Business: 

  1. Review case for 143 WW.  The homeowner is now current with HOD
  2. New Buyer/Seller Information Committee - Continuing
  3. Update bookkeeper job description - Continuing
  4. Association's sign discussion – We continue to move forward with design and cost for a new sign at the corner of Brea Burn and Willamette. We look forward to having these matters completed this Fiscal Year and a new sign installed next year.

New Business:

  1. Distribution of Resident Directory – We reviewed an advance draft of the new Resident Directory.  The final copy will not be included in the FYI, but instead, due to privacy concerns, will be delivered to each homeowner’s front door.
  2. Discussion of maintenance repair at 155 WW- The board approved $6,500 out of The Reserve funds for the restorations of dry/wet rotted siding at 155 WW.
  3. Discussion of an updated Clubhouse Reservation Form - The update of the form is consistent with our other forms for service or waivers. An advanced draft will be reviewed at the next Board Business Meeting.
  4. Insufficient Fund Checks and Stop Payment Check Resolution - Discussion will continue next month.
  5. Keypad Entry Lock and Keyed Entry Lock for the Clubhouse Front Door - Discussion will continue next month.
  6. Tabled Contractors/Handyman List - There will no longer be a list published by the Association.
  7. Waivers – 132 Brae Burn Drive - Heat pump installation was approved. 106 Brae Burn Drive parking permit approved.  27 WW parking permit approved. 30 Brae Burn Drive parking permit approved.
  8. New Pool Use Forms/rules - The new forms will only be available from the document holder located outside of the Pool Entry Door.  Homeowners interested in using the Pool must pick up the form at the Pool Entry Door, complete the form, sign it, and deposit it in the mailbox at the Clubhouse Front Door.  It will not be distributed in the FYI.

Announcements:

  1. The next Board of Directors Business Meeting is June 10th, 2014 at 6:30 p.m. in the Clubhouse.
  2. Insurance – Our Association Insurance carrier has informed us of increased premium cost effective in September 2014.  The Board will discuss the matter in more detail at the next meeting.
  3. The meeting was adjourned at 7:55 p.m.

Our website, www.edgewoodhoa.org, had 92 visitors who looked at 198 pages during the period March 23 to May 12. (With advice from our webhost, I was able to resolve the spammer problem.) During the month, we changed some illustrations on our home page.

Frank has changed many of our light fixtures from hard-to-find and costing $10 each, to ordinary screw-in fluorescent at $1 each, or to expensive-to-buy, but cost-effective to operate LED bulbs. These changes made a great impact on our EWEB bills, keeping them steady in spite of significant rate increases. For example:

Facilities and Operations Report

April at Edgewood Townehouses can only be described as a typically normal month.  The month saw normal rainfall and even a few heavy downpours soaking everything everywhere outdoors. This April saw most of our trees and shrubs bloom in beautiful shades of green with color bursts throughout our rhododendrons and azaleas.  Also apparent were the shrubs and plants that were casualties of the “Famous February Freeze.”  We removed some of the most obvious plants that sustained unrecoverable damage from the cold weather, and there are many more that we will be removing over the Spring.

Lack of rainfall did not slow down our maintenance, though.  We recorded and completed forty-two (42) jobs in April.  The lion’s share of our grounds work and facility restoration occurred along our Braeburn corridor.  Two (2) more overhead garage door replacements, as well as the restoration of two (2) very complex patio walls occurred this month.  Four (4) sets of new gutters and downspouts were also installed

Of course, our lawns were growing at an astounding fast pace.  We attribute this to the normal rain pattern this month.  The lawns were growing so fast that we implemented our lawn maintenance contractor two weeks earlier than planned.  And, although April began looking rather shaggy around the edges, the month of April ended-up looking more like our normal clean and tidy appearance, with the extra boost of colorful blooms and blossoms springing-up from the countless rhododendrons and azaleas.  I cannot wait to see the continued bursts of blooms and colors that normally appear in May.  How about you…?
