MESSAGE FROM THE BOARD
To Preserve, Restore, and Maintain

Edgewood Townehouse Association is a Planned Unit Development and has a rich and unique history that spans nearly forty-four years.  A PUD is a residential land regulation which promotes large scale, unified land development or an exclusive community.  Donald Lutes, John Amundson, and Lloyd Bond, the architect, planner, and landscape architect respectively who designed our beautiful community set the tone for enduring traditions that continue today.  So, what makes living at Edgewood attractive and comfortable for us?  Well, it’s the little things that we all practice as traditions.

Waste management and recycling are one of those practices. For the majority of us, Wednesdays are waste and recycling pick-up day.   Rolling your waste and recycling containers back into your garages after they are emptied and not leaving them in the driveways over night adds to the serene vistas in our community.  One practice that helps the drivers collecting waste and recycling is to place your containers at least six (6’) feet away from garages and roof eves.  The equipment that stretches out to grab the containers needs to have clearance in order to safely clear the garage doors and garage roof gutters.

Another practice that adds to our ambiance at Edgewood is parking our vehicles in our garages overnight.  From time-to-time, our guests and our service provider’s park overnight in the guest spaces.  Even some of us, at times, need to park our vehicles outside overnight.  In these cases, a Parking Waiver Request (available at the clubhouse) provides limited and temporary opportunities to park your vehicle or your guest’s vehicles outside overnight.  This is especially important for those of us, or visiting guests, who have large recreational vehicles.  Our Overflow Parking lot is available, on a temporary and limited basis, to reasonably load or unload from those recreational vehicles.  Plan ahead and submit your Parking Waiver Request if you need to park outside overnight for an extended period of time.

Another tradition at Edgewood is the use and reservation of the Clubhouse.  There is no charge to reserve the Clubhouse for Association members; however, a Cleaning/Security Deposit is required when members sponsor special events like birthdays, holiday celebrations, and club meetings.  Reservations for the Clubhouse for planned group functions are made through the Clubhouse Committee Chair.

  1. Check the Clubhouse Calendar to see if the date of your event is available and open;Call the Clubhouse Committee Chair (___) to verbally reserve the day and time;
  2. Complete a Use Permit Request for Clubhouse (available on our website: edgewoodhoa.org or in the Clubhouse).
  3. Attach a check made out to ETA in the amount of $50.00.  Deposits will be shredded (or returned upon request) after the event.
  4. Place the completed form and check in the Clubhouse Mail Slot (located at the front door).
Recently, we repainted the large great-room of the Clubhouse, and a group of volunteer residents have updated the some of the wall art and furniture accessories.  This reminds me of one of the most invaluable and appreciated traditions at Edgewood – the spirit of volunteerism.  One, not often recognized, reason for the success of non-profit homeowner organizations is the contributions of our homeowners’ expertise, experience, and volunteer service in positions that serve the day-to-day business of operating our Association.  The success of Edgewood Townehouse Association is founded on volunteer leadership that has steered the course of our community for over forty years.  Thank you to everyone presently serving in leadership positions and to those who have served in the past for contributing to our success.

A new tradition for our Board is commencing this month.  Each of the four Executive Members of the Board will now have an official Association email address for homeowners to send questions and concerns as we move into the future.  Below is a list of contact emails for the offices of President, Vice-president, Secretary, and Treasurer.

EDGEWOOD TOWNHOUSE ASSOCIATION – MONTHLY BOARD MEETING 
March 11, 2014

Call to Order: The meeting was called to order at 6:33 p.m.  Board members present were:  Bruce Trafton, Toni Horodysky, Russ Fryburg, Jolene Baron, Sandee Jones, Suzi Wojcik, Jennifer Smith, Jo Ann Wilson and Linda Johnson.  Also present was Frank Gaddini, ETA Director of Facilities and Operations.

Approval and acceptance of minutes of February 18th, 2014 meeting

Standing Reports:

  1. Facility Report: Written report submitted
  2. Treasurers Report: Written report submitted - The board moved to roll over one of the Insurance C.D.'s to a 12 month Cycle
  3. Clubhouse Committee: No report
  4. Swimming Pool: Closed For the season
  5. Welcome Committee:  No report
  6. Website Committee:  Hackers broke into the website.   The extent of damage is not known at this time

Old Business: 

  1. Review of case 143 WW
  2. The Board announced a new Buyer/Seller Information Committee - The new committee will meet to brainstorm the most important information to be included in a Buyer/Seller pamphlet.
  3. Update bookkeeper contract – Specifications are in last stages of development and a draft contract will follow.  Toni Horodysky has joined this committee. 
  4. Review and update pool rules.  The Board reviewed the 2013 Pool Rules and have updated some of the Rules
  5. The Pool Chairperson for 2014 will be Angie Call
  6. Storm damage - See Facility Report
  7. Foundation restoration project at 148 BB is scheduled for March 12-15
  8. Waivers – A parking waiver for 27 WW was reviewed and approved.

New Business:
The Board reviewed an email from a realtor regarding dampness and moisture in a garage.  When the source of moisture intrusion is found, the matter will be repaired.  Until then, a response of the Association responsibilities will be prepared and sent to realtor.

This month our website statistics were inflated by a referral spammer based in Russia so we are unable to report a realistic figure for the number of visitors the period February 17 to March 10.

February was a busy month for maintenance projects and improvements at ETA, therefore many expenditures. Besides the quarterly payment to State Farm for insurance, we paid for the great new staircase leading from Brae Burn to the creek area. Two more homes received new garage doors and another phase of roof de-mossing and gutter cleaning took place.

I prepared paperwork for two homes that sold recently (39 WW and 121 WW). Only one homeowner is behind more than 30 days in dues – so thanks to all who pay on the first of the month so we can pay our bills on time.


Memoriam Announcements

Previous home owner, Ellen Ching, of Eugene, died March 4th at the age of 84. Arrangements by Musgrove Family Mortuary in Eugene.

Current home owner, Rita Schaaf, of Eugene, died March 2nd at the age of 85. Arrangements by Musgrove Family Mortuary in Eugene. On behalf of Edgewood HOA, flowers were sent to her memorial at St. Jude’s Catholic Church last Saturday.

Looking back to February 2014 - What a surprise!  Snow and ice fell for four days at the beginning of the month that was both simultaneously beautiful and destructive.  Snow blanketed the site with nearly nine (9) inches of powdery snow, but over the course of the next three days, ice coated nearly every surface with almost ½ inch of ice – the consequence was devastating to over 34 of our trees, and several of our shrubs.  The trees suffered broken limbs – some small and others very large and heavy.  Fortunately no significant damage occurred to our townhomes as a result of falling tree limbs. 

The cold, however, froze and damaged some of our mature shrubbery beyond recovery.   We will be observing those plants closely, and replace them with rhododendrons, azaleas, and boxwoods.  Through the work efforts of our college contract workers, a few neighbor volunteers, and highly skilled arborists, we cleaned-up the majority of safety and hazardous conditions left by storm damage debris within three weeks.  A small percentage of storm damage remains to be cleaned up and repaired next month.  Cleanup activities cost the Association approximately $__.

The most salient observation throughout the month was the natural environment’s decay, decomposition, and disintegration.  Nature has been burying her foliage, clearing out the weak plants, and setting the stage for Spring’s rebirth.  The beauty of this past month was observing the natural cycle of metamorphosis from death to reincarnation.  Our Grounds may not have appeared kept, tidy, and trimmed, but we have managed many landscaping activities nevertheless. 

Roof maintenance also consumed a significant amount of our attention in February 2014.  In our continuing maintenance goal to clean and treat each roof and gutter in our community, we serviced twenty-five (25) roofs this month, cleaning off all debris, clearing all the gutters, and applying hydro zinc sulfate to retard the growth of moss on these roofs.  We have now completed all ninety (91) of our facilities’ roofs. 

All in all, we recorded eighty (80) maintenance jobs during February 2014.
