MESSAGE FROM THE BOARD
To Preserve, Restore, and Maintain

Summer is always a splash, and one of the best ways to enjoy it is a plunge into the pool.  The pool is open from 9 a.m. to 9 p.m. daily for the one hundred and one days of the summer pool season.  So when the temperature rises you can dip, jump, or duck into the water and immerse yourself under the warm waves.  The pool is definitely a place we can all enjoy.

Our pool is a sanctuary for relaxation, for security, and a place for fun.  It is also a place where safety is of the upmost importance.  Our pool is defined, classified, and licensed as a public-private pool.  This means that we are required to comply with all of the rules, regulations, and standards of a public pool like the City of Eugene's Amazon Pool, Sheldon Pool, or the City of Springfield's Lively Wave Pool for sanitation and safety - very high standards!  However, we are a private pool for the exclusive use of residents and their guests - a real family oriented facility.

Inasmuch as we want to make our pool a friendly, happy place to recreate, we must also comply with all of the rules especially always swimming with another person.  Swimming alone is a real safety concern.  State law is uncompromising on this matter; and, I beseech everyone to follow this one important safety rule when entering into the pool.  Lane County's Board of Health is very demanding too.  Ensuring sanitation standards is serious business for them, so please be certain that you take a cleansing shower before diving into the water.

Even though the anticipation and excitement to nosedive into aquatic heaven is compelling, take the time to bring a friend for safety and never swim alone, and always practice reasonable hygiene - enter the pool only after rinsing your body clean.

EDGEWOOD TOWNEHOUSE BOARD OF DIRECTORS MEETING
July 9, 2013
Preserve - Restore - Maintain

Call to Order: The meeting was called to order at 6:30 p.m.
Board members present were:  Bruce Trafton, Toni Horodysky, Jennifer Smith, Russ Fryburg, and Linda Johnson.
Jolene Baron, Suzy Wojcik, Sandy Jones, and Doug Cone were absent.
Also present was Frank Gaddini, ETA Director of Facilities and Operations.

Approval and Acceptance of June 2013 Minutes:  The Minutes of the meeting were approved.

Standing Reports
1.  Facility Report:  Frank reported that 101 jobs were completed in June 2013. The majority of the work is accounted for in irrigation. A written report was submitted as well. 
2.  Treasurer Report: Water costs increased seasonally as electricity costs went down.  A written report was submitted as well.  Four members are currently in arrears.
3.  Clubhouse Committee:  A written report was submitted.
4.  Swimming Pool:  A written report was submitted which Bruce aloud.  In the report, Bev submitted her resignation.  Bruce will send a thank you to Bev Behrman a thank you note for her service over the past six years
5.  Welcome Committee:  No report
6.  Website Committee: only 47 visitors visited the web this month.

Old Business
Discussion of Buyer/Seller Packet - A theme of the information to be contained evolved.  At the August meeting, the Board will review a draft of those ideas.

New Business
Waivers 
1.  31 Westbrook Way has requested a waiver to park his vehicle in the guest spacing.  The vehicle has been parked in guest parking for over two months.  The waiver was approved through July 31, 2013.
2.  198 Braeburn has requested a waiver to park a vehicle through September 30, 2013 in the guest spacing. The waiver was approved.
3.  54 Westbrook Way requested permission to install a new Sunsetter Awning in their patio.  The request was approved.
4.  Swimming Pool Violations.  Bruce will address the matter with the violators. 

Announcements
1.  Toni reported on the City of Eugene Meeting concerning the proposed housing development north of St Jude’s Church.
2.  Toni announced that a new homeowner has purchased 117 Westbrook Way.

July 18, 2013

Call to Order: The Special meeting was called to order at 10:00 a.m.
Board members present were:  Bruce Trafton, Toni Horodysky, Sandy Jones, Russ Fryburg, Suzy Wojcik, and Linda Johnson.  Jolene Baron, Jennifer Smith, and Doug Cone were absent.  Also present was Frank Gaddini, ETA Director of Facilities and Operations.

New Business: Two (2) Time Sensitive Business Matters
1.  Review and Discussion of Request for Rental or Lease of Townhouse – A Time Sensitive Matter:
The Board reviewed the Request for Rental or Lease submitted by 148 Braeburn to rent the premises for the next six months. The rental request will begin on August 1, 2013.  All requested documents have been completed, submitted, and reviewed.  The Board discussed the request and approved the request for rental. 

Home Owner Dues Townhouse -- A Time Sensitive Matter:
The owner of 143 Westbrook Way has passed away and the property was financed as a Reverse Mortgage.  Home Owner Dues (HOD) are current through the month of June 2013.  The bank holding the reverse mortgage is processing through their procedures that may require up to six (6) months to complete.  The Board considered processing a Claim Lien on the property to assure collection of HODs.

Bruce proposed a motioned to proceed with processing the Claim Lien on August 1, 2013. Suzy seconded the motion to prepare lien.  The Board unanimously approved the motion.

Our website, www.edgewoodhoa.org had 47 visitors who looked at 78 pages during the period June 11 to July 8.  


Treasurer Report

Summer at ETA is a time of large expenditures: mowing lawns and weeding planting beds is a substantial expenditure every week. Our EWEB bill goes up in summer, since, although the hours for our “street lights” are shorter, therefore lowering our electric portion of the bill, our water bill goes up from just the Clubhouse in winter to irrigation of our 12 acres of landscape.

We also spend more on our hired labor (college students) who put in many hours on mulching and irrigation repair projects. June expenses included our quarterly payment for State Farm insurance and the last scheduled garage door replacements.

Clubhouse Report

It’s finally summer and the clubhouse is ready for your meeting or party. There’s not much on the calendar right now so please use it. It’s a great venue and only takes a minute to reserve.

Here’s how: just check the calendar, if the date you want is blank, fill in your name and event time, complete the reservation form and return it to the clubhouse mail slot with your deposit check. If everything is clean and tidy when you leave, your deposit will be shredded or, if you prefer, you can come pick it up and dispose of it yourself.

Pool Report – July 9, 2013

Since it opened this year, 240 people have used the pool. There have been many folks doing small infractions to the rules for the pool; not bathing before entering, staying in the pool past 9 PM, using the skimming tool to play ball, using the life ring to float, not signing in with the amount of people using the pool, loudness and yelling while in the pool and the coup de grace was four people swimming nude at 2:30 AM. The one thing that absolutely cannot occur, due to the financial implications to the association, has happened as well; going in the pool when you are the only person there. YOU CANNOT SWIM ALONE. That is a state law and nonnegotiable.

It takes all of us to maintain the quality of experience we want in our pool. Please help to enforce the Pool Rules so that quality remains the lovely experience it can be.

This is my sixth year of managing the affairs of the pool. I have experienced a range of things as the pool chair person and I have decided that the experience I want now is to resign, effective immediately. I sincerely hope that you all will step up to maintain the pool effectively.

The Edgewood Townehouse Board of Directors, wish to express our sincere appreciation for the volunteerism of Bev Behrman.  For over six years, Bev has committed her time and served as our Pool Chairperson. One of the reasons for the success of our Pool program has been Bev's contributions of
leadership, expertise, and experience of volunteer service in that position.  Bev has recently decided to move forward with other interests in her life and retire as the Pool Chairperson.  Her volunteer service has been invaluable.  We wish Bev the best of luck with her future pursuits.

Facilities and Operations Report

June was beautiful.  June 2013 has been the most productive month for facility and grounds maintenance recording one hundred and one (101) jobs at Edgewood Townehouses.  We tracked and completed ninety-eight (98) discreet jobs during the month.  Much of the work was performed by our contracted labor force that includes five upper division college students. Camden, Brad, Phil, and Brian are current UO students, have returned for their third year on Facility and Grounds maintenance.  Mario, an OSU bio-engineering student, has also returned for his third year on the site.

Some of our goals this summer include resolving several of our groundwater evacuation issues, clearing the vegetation obscuring our monument and regarding the area, and of course more irrigation upgrades.  The Pool and Clubhouse also received a generous amount of our attention as well during the month of June.  We refinished the chaise lounges, updated our signs, and re-caulked the pool deck tiles.

With contractors, we replaced a homeowner’s roof vents and roof pipe jacks because of leaking seals, as well as replacing five sets of gutters and downspouts.  We also replaced two of our exterior hose-bib faucets that were leaking. 

Although our Irrigation system was pressurized during the month of May, a major break in our irrigation main line near 60 Braeburn.  We performed extensive updates and improvements to that part of our system.  June also saw the installation of two new irrigation control panels.  Only a few minor repairs and adjustments were needed this year.  Although, we did encounter two main irrigation line breaks along the Westbrook Way corridor.
