Association News


Our Edgewood community cannot run without all of our 'onderlul volunteers. Most people here are helping out or ave helped out in the past in a variety of capacities. The Community currently needs help in the following areas:

The Clubhouse Committee needs a chair, who may also need committee members. The most recent description of this committee: "Meets several times each year and advises ie Board of special needs at the Clubhouse, e.g., new equipment, or concerns about Clubhouse use. Is not concerned with regular maintenance and repair [although can lobby for needed repairs if problems are identified]. Chair submits annual budget request to budget committee in May and reports concerns and recommendations to ETA President writing or orally at regular Board meetings." Contact President Nick Musgrave ( ).

The current Treasurer, Doug Cone, would like to hand off is responsibility. The current description of the treasurer's job: "The treasurer's responsibility will be to access the clubhouse mailbox and our post office box twice weekly and secure checks and invoices in the office safe, verify and approve payment of vendors' invoices, notify homeowners who are in arrears, provide information to title companies, chair the Budget Committee, and provide financial reports to the Board." The Treasurer is also one of the officers allowed to co-sign checks for accounts payable. A lot of this is done in consultation with our long-term bookkeeper Tish Larsen and with President (and former treasurer) Nick Musgrave. The 2010 Budget Committee is currently Board members Russ Fryburg, Toni Horodysky, and Bruce Trafton. If you would like to participate in the budget committee or have suggestions for next year's operating or capital expenditures, contact Toni ( ) before July 1.

The Board also needs the help of a Nominating Committee. In the recent past, this has been one person with the ability to identify potential new Board members as well as committee chairs and make personal, persuasive contact. We often ask for volunteers, but you shy but talented folks don't always come forward. This committee chair can look for those lights hiding under our bushe(I)s. Contact Nick.

The Pool Committee has a chair: Bev Behrman, last year's co-chair, has volunteered to be the swim-to gal. Her report is attached. A big thank you to Bev for again volunteering her time.

Capital Projects Update:
Our Buildings Committee will be completing inspections ASAP, with information being fed into
an extensive work plan by committee chair, Toni Horodysky. The report was not ready by FYI
deadline, but look for it at your front door within the next couple of weeks. Busy, busy, busy!

Yard Waste alert!!
ETA has brought in Sanipac containers to collect the waste collected during grounds maintenance. At the Board meeting, several people said they paid for yard waste containers but hardly used them. If you would like to offer space in your individual yard waste containers, please contact Grounds Committee chair, Bruce Trafton.

Clubhouse Alert!!
Manager Frank Bocci reported finding the office door open several times recently, with no one around. Please be sure to lock the office door before you close it - it doesn't lock automatically.

And, of course, turn off the copier, light, and any other electricity before departing.

EDGEWOOD TOWNEHOUSE ASSOCIATION
Meeting of the Board of Directors June 9, 2009

The meeting was called to order at 7 p.m. by President Nick Musgrave. Those present included Board Members Nick Musgrave, Russ Fryburg, Jon Joseph, Gwen Acker, Eaton Conant, Toni Horodysky and Susan Klein. Doug Cone and Bruce Trafton were excused. Also in attendance were Gloria Gehrman, Frank Bocci and David Compton.

Resident Forum: There were no requests to be heard.

Minutes of May 12, 2009 Board Meeting: There being no objections, and upon motion of Jon Joseph and second by Toni Horodysky, the minutes were approved as previously published in the FYI with the modification that during the Managers report Frank Bocci had advised the Board that he and his brother have recently purchased a business and that his participation at ETA will be basically supervisory. He will be determining just how this will look as far as our Association prior to any entry of a new contract period.

Treasurer's Report: As Doug Cone was not present, a copy of the treasurers report previously had been provided to Board members by Nick Musgrave. A copy of the report is attached. Nick advised that Doug would like to be replaced as Treasurer. It is hoped that a member of the community will come forward to take this position.

Manager's Report: Frank Bocci reported that a serious carpenter ant problem has been uncovered on the Brae Burn side of the creek. He and Toni Horodysky will research the most appropriate and cost effective way to deal with the problem. Attached is his report.

Committee Reports:

Grounds: Bruce Trafton had previously provided members with a written report. A copy is attached.

Building: Toni Horodysky and Frank Bocci will pursue a new provider for treatment of carpenter ants and she will cancel the agreement presently in force. The work schedule for 2009 should be ready for inclusion in the FYI. There are still 15 units to be inspected, which hopefully will be inspected on June 10, 2009. She provided a written report. A copy is attached.

Web Site: Toni Horodysky noted that there has been activity on the web site.

Pool Committee: Bev Behrman, who was co-chair of the pool committee in 2008 has agreed to be the chairperson for the 2009 season. Attached is her report.

Clubhouse Committee: Nancy Callaghan resigned as of June 1, 2009. Presently there is no chairman of the clubhouse committee and one is needed. Residents are asked to consider this opportunity to serve our community.

2010 Budget Committee: Bruce Trafton, Russ Fryburg and Toni Horodysky have volunteered to serve on this committee. Additional persons are needed. If you are interested, please contact Toni. Tish Larsen, our bookkeeper, will meet with the group regarding the use of the software she has available.

Unfinished Business: A discussion was held regarding the motor home parked on our premises. A request was made by its owner to park there until about June 1, 2009. Further action will be taken to have it removed as well as the accompanying vehicle. A call will be placed to the new owner of the 151 WW to determine when the unit will be vacated.

A special meeting or an executive session will be called by Nick to discuss and adopt an employment agreement with the manager.

Russ Fryburg moved, and Jon Joseph seconded the motion that all front doors that need refurbishing in the future will be painted rather than varnished. This item will appear on the Agenda for the July 28, 2009 General Meeting for discussion of the reasons for this decision. It is noted that Helen Liguori has provided the Board with a letter with her reasons for opposing this action.

New Business: It is time to convene a Nominating Committee for the 2010 Board. Those interested should contact Nick Musgrave.

GROUNDS COMMITTEE REPORT JUNE - 2009

Summer has come early this year.
I am on a 4 or 5 week vacation at the coast away from the pollen and heat and my duties have been passed on to Lee Benton-Williams with the backup being Toni Horodysky. I first want to thank all of you who take time to pull a weed or two or rake a pile. Some have even made piles of sticks.

Even though the Grounds Committee is very strict on planting on Common grounds, it is very encouraging to those who pull weeds - Thank you weed, blackberry and poison oak pullers!

The month of May rolled by so quickly and here's what the Grounds Committee has accomplished:
(1) Trevor Stevens has been handed the full responsibility of mowing, trimming and weeding and blowing the grounds. These duties should be easier for him since he assumed these jobs at the end of last year and the beginning of this season.
(2) Trevor is also the "go to" guy that will run the complete irrigation system. The Grounds Committee felt that, since he was on the grounds daily, he would have a better feel of the water needs. He will adjust accordingly.
(3) It must be noted that Frank and Chuck have been "Johnny on the Spot" when it came to fixing sprinklers that had gone astray and one or two broken pipes. This year, so far, we have had very few broken sprinkler heads, and broken pipes.
(4) As many of you may, or not know we have hired Duckworth Nursery to plant the bare strip along the border of ETA and Sunset Hills Cemetery. It involved a basic plan by the Grounds Committee, a rework by Duckworth Nursery. Then some bartering by the Grounds Committee and a discount here and there to an agreed price. The work was completed on May 9, 2009. The planting area will need extra water for the first season but should add extra beauty to the Entire Edgewood Townehouse Association.

FUTURE:
There has been a decision made to use four of SaniPacs giant yard disposal units on wheels. We will place them in strategic locations around the grounds. Since they are transportable, Trevor can pull them around when he is weeding. It will also be there for the pile rakers, week pullers, stick pile builders as well as the blackberry and poison oak diggers.

Steer manure will soon come as the dry season has come. My friend with the tractor with front load scoop can now navigate the mud.

And our friend Matt Peterson from EWEB will do our audit soon. (late June-early July).

One last note: Duckworth is doing a planting plan that includes the cove where 80 & 90-100 across from 11 8BB and up around corner to 11 OBB. This will be a fall planting.

P.S. Not to forget "Clearview" - they are at work on the coves on the Brae Burn side of the creek. These areas have not seen attention in years.


Building Committee Report, June 2009

Thanks again to all who helped pass the dues increase for 2009. If you’ve walked along the Brae Burn side of the creek in the past few months, you’ve seen that we’re putting the money to good use. We found extensive dry rot and insect damage in some patio walls which extended to the supports for the second floor balconies.

Thank you for your patience with this messy and noisy work.

By the time you read this FYI, we should have completed inspection of all the interior patio areas. We looked at the condition of the gutters, siding, paint, chimney, and “people” door to the garage. Previously, we inspected all exteriors.

Based on our inspections (and hints from woodpeckers), we will decide which walls need siding replacement or painting. We will also be adding kick plates or replacing garage “people” doors, and painting some front doors. We have money in the budget to repoint, clean, and seal some chimneys.


Pool Committee Report-June 2009

The pool opened on the weekend of May 29th, thanks to the dedication and work of Thomas Pool Service: Todd & Martin, and Andrea, Trevor and Frank.

Chuck fixed the water fountain at the pool allowing us to use it once again. He will also be building a protective covering for the hole in the pool room, so as to avoid potential harm to anyone tripping into it.

Thomas pool took care of the extra amount of algae that had built up over the winter and they blocked the drain at the bottom of the pool, in order for us to be in adherence to the state law (Virginia Graeme Baker Pool and Spa Safety Act) which requires no drain in which children might be injured.

The pool license is renewed and we are up to speed for the state inspection, when it occurs. Andrea Bocci will be responsible for the daily maintenance of the pool, working with Thomas pool, who will be making weekly visits.

Since May 29th there have been 24 sign - ins at the pool, one of which failed to list their unit address. Each sign in represents at least two people, as there need to be two people for anyone to swim. Therefore there has been a good amount of usage thus far.

A few reminders for the well being of ETA:

1. NO GLASS ANYWHERE AROUND THE POOL
2. FOOD & DRINK ONLY IN THE FENCED OFF AREA WITH THE UMBRELLA TABLE
3. IF YOU HAVEN'T SIGNED A POOL USE FORM, DON'T USE THE POOL UNTIL YOU DO SO. They are inside the clubhouse on the wall bulletin board. Drop in mail slot outside clubhouse door.
4. SIGN IN ON CLIPBOARD ON CLUBHOUSE WALL NEAR FOUNTAIN EACH TIME YOU USE POOL
5. DO NOT ENTER CLUBHOUSE IN WET SUITS
6. READ AND KNOW THE POOL RULES. They are posted below the sign in sheet.


Manager's Report - June 9, 2009

The dry rot and damage to the framing of the patio walls and wing walls extending, in some cases, to the residential structures at 190, 118, 128. 132. 140. arid 152 Brae Bum that has been challenging, requiring a lot more structural repair than originally anticipated. Initial inspections fail to reveal the extent of the damage existing in the underlying structural members, making it necessary to pull siding to inspect the framing members. In five instances, the upper decks have had no support on at least one post, posing dangerous situations for occupants using them. As of today, dry rot/siding replacement expenditures have come to $26,599.76, leaving approximately $13,400.24 in funds remaining for siding and dry rot repair this year. Were working off of the 4th order of siding, so when we go through that, we will have replaced about 215 sheets of siding.

The construction revealed at various locations has been inconsistent in application; and in some instances, there is evidence that pre-existing conditions were not corrected, but simply covered up with new exterior materials.

Serious consideration should be given to an overall application to eradicate carpenter ants. The damage has been significant, and in 118. there have been significant ant populations discovered. It has been an issue at Highlands, as well.

Unit 16 Brae Burn suffered a complete failure of the water line at the meter. The water meter shut-off valve on the homeowner side has been replaced. and the plumbing restored. In a bit of good news, water coming through the paving almost 50 feet away, thought by EWEB and Rexius to be coming from a different source, appears to be related to Unit 16's water line break. Since the repair, no noticeable water has been seeping up through the pavement.

Trevor will be done with school Wednesday, after which plants will be trimmed, more intensive weeding undertaken. and another application of fertilizer undertaken. Unit 186 has had the irrigation water shut off, and arrangements are being made for a utility locate for underground wiring, plumbing and the like prior to excavating.

All irrigation is now up and working. Although there have been some issues, to my knowledge, Trevor hasn't broken a single lawn sprinkler, and I believe 11 needed to be replaced last year. I still believe the system needs to be blown out in the fall given what I know of the breaks, which I believe have been connected to colder weather and water failing to drain from the lines. However, the expense of doing that may be a wash. Thanks to Bruce's dogged determination; irrigation circuits not thought to exist or with capability of being functional without significant capital expense have been discovered and restored.

The pool is seeing frequent use in better weather, and after hours, by a resilient pair of mallards. The gate has been fixed to the off-pool patio area and the water fountain now works (I understand it's been out of commission for a few years).
