A sure sign of summer = the imminent opening of our neighborhood swimming w-hole. The official opening of the pool this year is Friday, May 29, at 9 am. Be sure to complete the form at the end of this issue and return to the clubhouse if you are planning on using the pool this summer. See note about pool rules.

Pool Volunteers Needed Immediately: Our Pool Committee Chair, Nancy Callaghan, has resigned her post. Thanks, Nancy, for your conscientious work on this committee. In the interim, Bruce Trafton ( ) is filling in temporarily-during the busiest time of year for him as Grounds Committee Chair. We will need a phalanx of volunteer water monitors to do the chemical testing twice daily through the summer, as well as a Committee Chair to coordinate the tasks. (Thomas Pool Service will again be our contractor for the twice-weekly tasks needed.) This daily testing will need to start immediately at pool opening. Please contact Bruce immediately, deadline May 25, to become an essential part of the pool brigade. This is a problem that must be solved to maintain pool usability.

Our current monthly assessment -- $240, due on the first of each month. And, huzzah, we are all paid up in full as of April 30, including any in arrears and having accumulated legal fees. Keep up the good fiscal work, neighbors!

In addition to the Pool Committee, Nancy Callaghan has resigned as chair of the Clubhouse Committee. Again, thank you, Nancy. You have been a dedicated steward of our great community resource. The Board also needs volunteers to work on the 2010 Budget Committee, which must construct a budget to be presented at our Annual Meeting in October. If you are interested in participating in our committees and/or serving as chair, please contact our President Nick Musgrave [ ].

The Grounds Committee would like to remind residents that the front yards are part of ETA's common property and responsibility. Any ideas for changes, additions, or pruning need to be channeled through the Grounds Committee. You may use a work order to submit your request, suggestion, etc. Bruce Trafton and his committee will review and respond.


Heat Pumps at ETA

EWEB recently sent out an offer of no-interest loans for installation of an energy-efficient heat pump. The unit they are promoting was demonstrated by Pacific Air Comfort (342-5300) in front of the Clubhouse in December and was installed at [ ] WW by Shirley Saries and Cathy Gilham.

The outside unit is extremely quiet compared to older units. Narrow diameter refrigerant lines connect the outside unit to interior units which mount near the ceiling. The total cost of the Daikin heat pump ranges from $4000 to $7000, but apparently qualifies for a tax credit.

Dear Board Members and ETA Neighbors:

I feel some clarification is needed regarding Frank's siding cost analysis and comparison printed in the April FYI. His comparison is misleading because it is like comparing apples and oranges. Frank's replacement of patio walls is ground level work requiring basic framing skills with minimal construction issues or problems to solve.

In contrast, Rick's house siding replacement involved far more complicated construction challenges. He did second story and gable end work that required ladders and scaffolding and much labor intensive moving of siding. Rick needed to remove and replace many objects just to access the siding work, including water heaters, pipes, wires, outlets, TV dishes, power meters, and garden pots/foliage. There were doors, windows, and overhangs to contend with. He installed moisture barrier paper. He had custom flashing made to seal the windows and doors.

Indeed, we were fortunate to have someone with his experience to help problem solve and design solutions to the problems that arose during last summer's siding replacement. Rick worked from week to week (ETA's choice) so he could not benefit from buying and having materials delivered in bulk. Part of our cost was just his getting the materials to the job site.

I don't know what Frank's intent was in writing his comparison article but I hope it wasn't to discredit Rick Fielder's construction expertise or work that he did for ETA last summer. I think that in cooperation with Frank and Chuck, Rick would be a great choice to lead the siding replacement on our homes that we have planned for this summer. With bulk materials purchases, prepainting of materials, Frank and Chuck's work ethic, and Rick's professional experience, we could get a lot of high quality siding replacement done this summer by a licensed contractor.

EDGEWOOD TOWNEHOUSE ASSOCIATION
General Membership Meeting
April 28, 2009

At 7:35 p.m. the General Meeting was called to order by President Nick Musgrave. The President announced that as there was not a quorum present, no votes could be taken. Information could be presented and discussion held.

Nick Musgrave announced that the FYI is in need of a new Editor. He thanked Gloria Gehrman for her service. She is willing to remain on the job until September 2009 and to train an Editor-in-waiting. The FYI editor also maintains the roster and the Resources Directory.

Nick also announced the resignation of Nancy Callaghan as the Clubhouse and Swimming Pool Chairman. She will be leaving on June 1, 2009. She also was thanked for her service. Historically these two committees have been chaired by two different people. Residents are asked to carefully consider serving the community in one of these three capacities.

It was announced by our President that he has received three letters from residents who are unhappy about certain issues. He has not had an opportunity to consider resolution of these issues.

He also mentioned that three residents had outstanding balances as of the end of March. One resident settled the account today and one will be settled within the next week or so.

Manager's Report: Frank Bocci had for distribution a manager's report. He noted that he is working on a manual of how everything is done so that anyone who follows him will not have to research everything as it occurs. Frank noted that he has wished to do everything himself, to see how long different jobs take; i.e. he knows that it takes four hours to mow our lawns, so in the future if an employee indicates that he spent 10 hours, we will have a measure.

Minutes of January 27, 2009 General Meeting: Gwen Acker read the minutes which were approved as corrected upon motion of Russ Fryburg and second by Bruce Trafton. The correction was called to attention by Helen Liguori who noted that when she had reported who was on her Telephone Committee that she had stated that Sue Jensen rather than Alma Mastrogiovanni was one of her members It is also noted that Toni Horodysky corrected her January statement that there was not money in the budget this year for any driveway work. That is what she had reported; but that is in error as now there is an item in the budget to begin repairing our driveways this year

Treasurer's Report: Doug Cone reported that we presently have [ ] in the bank. He further reported that the checks are being recorded as they come in, not when they are deposited. This was not done last year. Our bookkeeper, Tish Larsen, has been in Idaho because of a family emergency.
Committee Reports:

Buildings Committee: Toni Horodysky reported that the work plan for buildings will be completed soon. She has been away for the last two weeks. She stated that patio walls are being worked on at this time as the weather is too uncertain to open up the building structures. That will come later in the summer. She also noted that there is [ ] in the budget for driveway work this year but it has not yet been decided where the work will be done.

Grounds Committee: Bruce Trafton reported on the progress which is being made to make our grounds more environmentally friendly and to decrease the use of water. At the present time the focus has been on fertilizing grass, sweetening the soil to discourage moss and mowing. The grass is presently being mowed twice weekly, allowing the grass to act as mulch. He will be combining manure with the leaves kept from the Fall and Winter and mulching any rhododendrons and azaleas which are stressed.

Pool and Clubhouse Committees: Nancy Callaghan emphasized that an engineering study should be made on the clubhouse. This was considered earlier and was put on hold until after the creek work was completed and should not get lost in the midst of other plans.

Hospitality Committee: Toni Horodysky mentioned the potluck which will be at 5 p.m. on Sunday, May 3, 2009. It has been decided to try having these quarterly rather than monthly. Lee Benton-Williams mentioned the book group and the monthly Saturday coffees. The dates and times are listed in the FYI.

The president noted that a Budget Committee for 2010 should be formed soon and that volunteers are needed.

Helen Liguori explained her position on the refinishing of her front doors.

Meeting of the Board of Directors
May 12, 2009

The meeting was called to order at 7 p.m. by President Nick Musgrave. Those present included Board Members Nick Musgrave, Russ Fryburg, Jon Joseph, Gwen Acker, Bruce Trafton Toni Horodysky. Gloria Gehrman, Eaton Conant and Doug Cone were excused. Susan Klein was not present. Michael Landes, Nancy Callaghan, Bev Behrman and Frank Bocci were also in attendance.

Resident Forum: There were no requests to be heard.

Minutes of April 14, 2009 Board Meeting: There being no objections, and upon motion of Russ Fryburg and second by Jon Joseph, the minutes were approved as previously published in the FYI with the correction of the deletion to the reference of an executive session, which was not held on April 14, 2009.

Treasurer's Report: As Doug Cone was not present, a copy of the treasurer's report was provided to Board members by Nick Musgrave. A copy of the report is attached. Nick advised that all persons who were reported to be in arrears in April have now paid in full.

Manager's Report: Frank Bocci reported that work on siding replacement is focused on Brae Burn. Attached is a cost analysis of work performed on buildings and grounds through May 12, 2009. Frank was asked to provide the Board with an analysis of the costs for painting versus staining front doors.

Committee Reports:

Pool Committee: Nancy Callaghan has resigned the position and Bruce Trafton is temporarily handling it. A committee chair is needed. The pool will open on May 29, 2009. Thomas Pools will be caring for the pool on a twice weekly basis. It is yet to be determined who will monitor pool chemical levels on a twice daily basis.

Grounds: Bruce Trafton had previously provided members with a written report. A copy is attached. Bruce reported that EWEB will be here to do a water audit near the end of June or the first of July. In the meantime the little water measuring cups provided by EWEB will be placed around the grounds to measure how much water is being used.

Building: Toni Horodysky provided a written report. A copy is attached.

Unfinished Business: The matter of the financial responsibility for the replacement of siding at 61WW has now been reviewed. Frank and Bruce Trafton recommended that the homeowner should be reimbursed for her expenses as the failure of the siding was not caused by the homeowner. Upon motion of Jon Joseph and second by Bruce Trafton, the motion was carried.

The parties involved in the problem at 39 Westbrook Way were not present. However, it was reported that the situation apparently has been resolved.

The request at the April Board meeting that a resident be allowed to place a box for distribution of poetry near the entry of her home was discussed. Upon motion of Jon Joseph with second by Toni Horodysky and unanimous vote by those present, the request is denied. It was suggested that a basket inside the clubhouse would be appropriate.

New Business: Residents are reminded that the area in front of their units is the property of the Association. Any requests for attention or changes should be made in writing to the Grounds Committee.

There is still a need for residents to serve on the 2010 Budget Committee. Our bookkeeper, Tish Larsen, will meet with the committee to provide a framework. Toni Horodysky, Russ Fryburg and Bruce Trafton volunteered. Residents from the community are also needed.

The discussion of a Grievance Committee was tabled as there does not appear to be a need at this time.

Grounds Committee Report May - 2009

We are at one of the most beautiful seasons at the Edgewood Townehouse Association.

Summer and irrigation season are almost upon us. Trevor has taken ownership in managing the mowing, trimming and weeding of the entire grounds. (With a sense of pride). He has help with the blowing and weeding from time to time. We are still mowing and trimming and blowing twice a week because of the continual rain for the last few weeks. The quality of fertilizer has really helped and most of the moss has been eliminated. It should be noted we saved a lot of money by doing the fertilizing "in house".

The Grounds Committee has continued to stay in a killing mode as far as blackberries are concerned and so far we have been digging them out roots and all while they are small. We have been painting the old trail signs and hope to get to the lamp posts and have the bulb covers washed.

We helped the up creek townhouse association with their cleanup of the stream banks [April 18th]

Frank, Chuck and crew moved 8 azaleas, 4 heather bushes, 1 well shaped spruce tree and a couple dozen other shrubs. It took the five of us two hours to transplant all of the plants that were donated from the new occupants at 175ww.

Finally, with the help of Trevor, we hand fertilized all Rhodies and azaleas with a special mix developed by Oregon State University.

FUTURE:
First of all, we have to check the irrigation system and fix any broken sprinkler heads or pipes. Second, we have two areas that need planting.

1. Along the border of the cemetery. By Willamette Street.
2. UP in the cove in front of 80BB and 90BB.

Again a great thanks to Frank, Chuck, Trevor and crew for quality work and much multitasking.

Thank you residents for your patience, keep those cards and letters coming We all intend to make Edgewood Townehouse Association a most beautiful place to live.

Building Committee Report, May 2009
Toni Horodysky, Chair

A big thank you to Bruce Trafton who covered for me during my two week absence by contacting those who had submitted a work request.

Our carpentry crew (Frank and Chuck, etc.) completed major work on 190 and 198 BB, rebuilding both patio walls and the dividing walls in front of these units, plus the small area of dry rot on the north side of the building. Fortunately none of the dry rot extended into living quarters.

The crew stripped the outsides of all the patios from 118 to 142 BB in order to estimate lumber requirements. Unfortunately, many of these patios will require total reconstruction.rank and Chuck replaced 4 sheets of siding on lower level of south gable 27 WW.

ETA had many clogged and overflowing gutters during recent rainstorms, most of which have been cleared.
