Our current monthly assessment = $240, due on the first of each month.

The next General Membership Meeting is coming up this month -- Tuesday, April 28, beginning at 7:30 pm. The work plans for both buildings and grounds will be reviewed. Please take a look at the Grounds Plan in this issue; Toni Horodysky was out of town and unable to finish the Buildings Plan but will have it available for the meeting. If you can not make it to the meeting, be sure to let the appropriate people know of your concerns and remember those kudos as well.

In this issue, you will find the current Community Resources Directory, a listing of contractors and vendors recommended by your neighbors. If your experience with any of those listed is not satisfactory, please let your editor know and we will remove that person from the list. If you have others to add, also let us know. There are some gaps in expertise we may need in the variety of projects we do individually around our homes.

EDGEWOOD TOWNEHOUSE ASSOCIATION
Meeting of the Board of Directors
April 14, 2009

The meeting was called to order at 7 p.m. by President Nick Musgrave. Those present included Board Members Nick Musgrave, Russ Fryburg, Jon Joseph, Gwen Acker, Bruce Trafton, Eaton Conant and Susan Klein. Doug Cone and Toni Horodysky were excused. Susan Smith, Camilla Pratt, Terra Bucher and Frank Bocci were also in attendance.

Resident Forum: Susan Smith spoke about a project of the Lane Literary Guild making poetry available to friends and neighbors in our community. Ingrid Wendt and her husband, Ralph Salisbury, have purchased a box to be used for that purpose. The box with poetry would be available to those who walk by much as circulars for real estate are available. The matter will be taken up at a later date.

Minutes of March 10, 2009 Board Meeting: There being no objections, and upon motion of Jon Joseph and second by Russ Fryburg, the minutes were approved as previously published in the FYI.

Treasurer's Report: As Doug Cone was not present, a copy of the treasurer's report was provided to Board members by Nick Musgrave. A copy of the report is attached. Jon Joseph and Frank Bocci will proceed with the filing of lien on a property which is several months in arrears.

Managers Report: Frank Bocci had previously presented a written report to board members. A copy of that report is attached. He added to the report that a lot of dry rot has been noted on the patio walls on the Brae Burn side of the creek.

Committee Reports:

Grounds: Bruce Trafton had previously provided members with a written report. A copy is attached. He advised that Rexius will check the back flow devices in May.

Building: Toni Horodysky was not present but had previously provided a written report. A copy is attached.

Web Site: Toni Horodysky was not present but had previously provided a written report which is attached.

Unfinished Business: The matter of the financial responsibility for the replacement of siding at 61 WW has not been reviewed. Frank and Bruce Trafton will look at it on Wednesday, April 15.

Bruce Trafton has a maintenance plan for the grounds. A copy is attached. A plan for the buildings will be completed when Toni Horodysky returns.

There was a presentation by Eaton Conant with a response by Terra Bucher regarding on-going problems at ( ) WW. A possible resolution for the daily removal of dog feces was reached and should be finalized soon.

New Business: There was no discussion regarding the change in color of our buildings.

There will be a request for volunteers to serve on the Budget Committee at the April General Meeting. The possibility of appointment of a Grievance Committee and chairman also will be addressed at that time.

In inquiry made to our insurance agent, Donn Wassom, regarding the wording of the liability insurance for board members was clarified to note that all board members are covered, elected or appointed.

The meeting was adjourned at 8:50 p.m. The Board then moved into Executive Session.

Grounds Committee

Happy Spring to all. The grounds committee wants all to know that we have started grass mowing. Slowly at first, then into a cycle of twice a week. This cycle will include trimming and edging when and where necessary. Our moss removal and overseeding seems to be working in most places and is an ongoing process. We took a pruning class at "Jerry's" on the 7th of March and much was learned. The grounds committee has pruned some of the larger bushes away from buildings, leaving the more precise work to Clearview Tree Arborists. They, of course, do all Rhodies and Azaleas.We have also been working along the creek bank digging out blackberries and English Ivy by the roots.

This is also happening up stream. Recently we met with the vice president of that town house association. They are having a creek cleanup on Sat 18th April. We will help in that project and any who want to volunteer: meet at Brookside Dr. April 18th, at 10:00AM.

Summer is approaching quickly and this is what the future holds: Lawn care two times a week, fertilizing Rhodies and Azaleas and other shrubs if needed.

Steer manure arrives late April or early May depending on weather.

We will be attending "Certification Training for Sustainable Landscape" the 27th and 28th of April. This class is being taught by OSU's Lane County extension service. We will be doing some planting in certain areas soon. Clearview will finish work on the WW side and start work on the "coves" on the BB side of the creek.

The "back-flow devices" will be checked soon and Jeff Peterson will be here the end of June or first of July to do an audit on our irrigation system. All EWEB water rates, both residential and commercial will rise this July-August.

As Spring evolves, and Summer approaches' our grounds should become more and more magnificent.

He will bring a crew to audit our sprinkler system, will evaluate and make recommendations. They will return to check and we should be good to go.
The chair will be gone in June.
Clearview will do area between 117WW and 121 WW also in front of pool.
Adjust watering times.

JULY
Regular lawn care as described in June. Constantly adjust water times and amounts, using the least amount as possible. Check for poison oak and yellow jackets. Clearview' will designate what areas need attention.

AUGUST
Regular lawn care as described above. Constantly adjust irrigation times and amounts Clearview will designate what areas need attention.

SEPTEMBER
Regular lawn care as described above.
Irrigation system gradually shutting down.

Building Committee Report, April 2009

I saw the Alpha Ecological Company technician spray our foundations for carpenter ants on March 27. I am still waiting to receive the specifications for the chemical they use.

Recent work requests from homeowners include woodpecker damage, minor roof leaks, wet crawl space, cracked front porch, and dry rot in patio wall. I called or visited each homeowner who submitted a request.

Frank, Chuck and I visually inspected the exterior of all units and compiled a priority list for patio repair or reconstruction. Frank and Chuck rebuilt the wall between units 153 and 157 WW; rebuilt the patios at 159 and 173 WW. The patios at 118 to 198 Brookside and BraeBurn are next on the list since many have significant dry rot and insect damage.


Manager's Report

Dear Homeowners:
Toni Horodysky, Chuck Bowman and Frank Bocci completed inspection of all of the Units March 25 and 26, 2009. Based on the inspections done on the outside of the units, it was determined that inside inspection of the patios would be done at a later time as needed since the inspections we did do gave a pretty clear indication of what to expect inside the patios.

Patricia Nugent's patio fence ( Westbrook Way), Ed Schaaf's patio fence (Westbrook Way) and Gloria Peters ( Westbrook Way) patio east wall have now been replaced. [Schaaf's] evidenced significant insect infestation; [Peters] had some; and [Nugent's] was simply mostly rotten throughout, but without significant insect nesting inside the walls. In all, we've installed 58 pieces of siding, at an overall labor cost of [ ] per sheet, which includes demolition, reconstruction of the patio framing and structural members, but not painting or materials costs. By comparison, Rick Fielder Construction, Inc., last summer, installed 160 sheets per his invoiced purchases, at an average labor cost of [ ] per sheet. While we still have some caulking (too wet to risk taking on right now) and some trim work to install, we should be in the [ ] per sheet range. The [ ] figure I put forth includes a 10% upward adjustment with our bookkeeper suggests approximates the back end cost of taxes, social security, medicare, etc., paid by the association (adjusted payroll). I've set out the more specific comparison below:

There are additional cost savings realized on the materials acquisitions thanks to Russ Fryburg of about $4.00 per sheet for the same siding used last year (Breckenridge).

The newly seeded grass areas are now taking off. We may begin culling the lawn a little shorter to try to even it out a bit, but I'm glad to see it finally taking off. We'll keep working on the moss situation, and after watching portions of the Masters at Augusta, have an idea of the lawn to aspire to have.

Given the rains, we'll be continuing to work on the patios in the next couple of weeks, including 118, (124 was done last year), 128, 152, 190, and 198 Brae Burn, and 170 and 186 Brookside. By our inspections, these units clearly warrant the first attention. Please be patient -- we'll try to schedule as closely as we can -- but invariably, in the units we've done to date, the problems we anticipate have been almost always larger than what appears on the outside.

The clubhouse duct work in the office has now been sheetrocked and finished.

I am currently having the Clubhouse cleaned once a month, including cleaning of the windows and tracks, the carpets, washing and scrubbing of the floors, dusting and treatment of the woodwork, high dusting, cleaning of the showers, toilets, sinks, refrigerator, stove, microwave, wiping out of the cupboards. Please let me know if there is a need for more frequent cleaning. I anticipate having a thorough cleaning done every two weeks once the pool season is upon us, which will be here shortly.

The outdoor lighting has been re-set to take into account daylight savings time, and given the rapid change in daylight, will soon be readjusted again.

I'm still catching up, but now that I've moved out of my law office, expect that I'll be on top of things within the next few weeks to catch up with a few more items homeowners have brought to my attention but have yet to be addressed.
