MESSAGE FROM THE BOARD June 2015

With this Message from the Board, I would like to welcome everyone to the 2015 Pool Season.  This year’s Pool Season is one-hundred-and-six (106) days long.  And since the Pool is open from 9 AM to 9 PM daily that is a total of one-thousand-two-hundred-and-seventy-two hours (1,272) of Pool time.  Let’s get swimming! 

If you plan on using the Pool, please remember to complete and submit a Pool Use Form.  We have redesigned the Pool Use Form, and there are many important changes this year.  The Pool Use Forms are available just outside of the Pool Entry Door.  After reading the new form, sign it, keep one copy for your records (the yellow page), and submit the white page into the Clubhouse mailbox.  Once we have your signed form, we will issue you the new code number to access the Pool.  Many homeowners have already submitted their forms and are enjoying the Pool.

One of the most important things to do when using the Pool is to remember to sign in.  The Sign-In-Record is hanging on the wall just above the drinking fountain.  It is important for us to know how many folks use the pool during the Pool Season. 

Another important thing to remember is to never ever swim alone.  This is a State of Oregon Law, and it is intended to save lives.  Always bring a friend if you plan on swimming.  And remember that any person fourteen (14) years of age or younger must be accompanied by an adult or a person who is at least eighteen (18) years old or older. 

There are other rules that apply to the pool, and you can read them for yourself.  The Pool Rules are posted in several locations on the Pool Deck and Shower Rooms at the Clubhouse, and of course, they are all stated in the Pool Use Form.  All Pool users must follow all of the Pool Rules.  But beside all the formal rules, please remember that the Pool is also a center to have fun, recreate, and socialize.  It is a place where harmony, tranquility, and peace need to prevail.  Please remember, the pool is for all of us to use.  Be respectful, tolerant, and understanding of your neighbor’s peaceful enjoyment of the Pool too.  After all, we are all neighbors, and we will continue to be neighbors even after the 102 days of this year’s Pool Season.

EDGEWOOD TOWNHOUSE BOARD OF DIRECTORS BUSINESS MEETING

Call to Order: The meeting was called to order on Tuesday, June 9, 2015 at 6:30 p.m. Board members present were: Bruce Trafton, Michele Coney, Brian Entwistle, Linda Johnson, Michael Maulding, Jennifer Smith, and JoAnn Wilson. Jolene Baron and Don Pasquali were excused. Also present was Frank Gaddini, ETA Director of Operations and Facilities.

Approval of Minutes: The Board approved and accepted the minutes of May 12, 2015.

Old Business:

  1. ADA Review for Clubhouse Accessibility: The ETA Director of Operations and Facilities and the ETA President met with an architect to discuss the development of a “master” plan to bring the Clubhouse into ADA compliance. The implementation of a master plan will likely take several years to complete.
  2. Rule Review: The Board went through all the rules posted on the ETA website, identifying those which are clearly invalid, incorrect, and/or outdated. In future meetings, the Board will focus on appropriate amendments and updates.

New Business:

  1. Hearing: Request to install a window in the excavated wall cavity of the existing air conditioner well at 169 WW was approved. At the June 4, 2015, Open-Forum Hearing on the request, no comments were heard nor were any prior comments submitted. The Hearing was adjourned after a 15-minute wait.
  2. Waiver: 30 BB parking waiver for overflow lot was approved.
  3. Board Fiducial Responsibilities for a Not-for-Profit Homeowners’ Association: Board discussed its fiducial responsibility to the homeowners which depends, in part, on making decisions to ensure that homeowner investments are protected and property values are kept as high as possible.
  4. New Law and Implications of the Recreational Marijuana Initiative: Informational handout provided for consideration.
  5. Report on Wildfire Preparedness and Prevention Event: An informational brochure was provided by the ETA Interim Secretary who attended this community event. In the case of a wildfire, the evacuation route for ETA residents is Willamette Street; in the highly unlikely case of having virtually no warning of a wildfire, event personnel recommended fleeing to the adjoining cemetery. Interested homeowners can sign up to get alerts for natural disasters in Lane County cellphones and VOIP phones with the Community Emergency Notification System Alertme system at: http://lcog-org.securec69.ezhostingserver.com/alertme/

Announcements:

  1. The pool will open at 9:00 AM on Friday, June 12, 2015.
  2. A Pool Party will be held on Sunday, June 14, 2015, from 5:00-7:00 PM.
  3. The next Board of Directors Business Meeting: Tuesday, July 14, 2015, at the Clubhouse at 6:30 PM.

Energetic News from the Hospitality Committee!
Good hearted Vera Entwistle and Michele Coney rose to the occasion to do some Spring cleaning in the kitchen. Vera cleaned out all the cupboards and reorganized them...no small task! Michele scrubbed the outsides and she and Vera collaborated on labeling them. What an amazing difference! There are a few Christmas potluck plates on the counter…..please stop by and take one home if it is yours. Also, if you are Spring cleaning, the clubhouse could use just a few serving platters and bowls.

Pool Party Potluck was held Sunday June 14. Those who were able to attend enjoyed the newly opened pool and great weather. Thank yous go to those who helped with set up: Frank Gaddini, Michele Coney, Don Pasquali, Bev Behrman and new residents John and Margaret Bartel. Many thanks as well to those who helped with the clean- up, Margaret and John, Michele, Gwen and Mike Acker, Raurie Asher and Toni Horodysky, Brian and Vera Entwistle.

Treasurer’s Report
The month of May again saw many completed work orders by our Contractors. These needed efforts to repair or replace many of our structural elements are undertaken to maintain the livability of our common properties in the present as well as maintain the future value of our properties. Cash flow is still keeping up with expenditures and should improve each month through the summer. Questions or comments from Homeowners are always welcome.

Facility and Operations Report for May 2015
The most spectacular event of the month May was the burst of color throughout our property and the fragrance of wild roses, fir trees, and the earthy underbrush along the creek walkways.

During the month of May, we managed and completed seventy-two (72) routine maintenance and repair jobs at Edgewood Townehouse.  The most notable job was the deconstruction and reconstruction of the second floor deck at 118 Brae Burn Drive.  This second floor deck had visible deterioration and presented a safety concern that prompted its immediate restoration.  Inspection of the other seven decks in this neighborhood showed no immediate concerns.

Routine maintenance continued on our grounds and included vegetation pruning, cleanup, and abatement in some of the remote areas along our Brae Burn corridor.  Mowing of the lawns and cleanup of the shrub beds ensued.  Another focus of the month was preparing the Pool for the Summer Season opening.  New at the Pool is the Emergency Call System.  The system is directly connected to a 911 Emergency Call Center, and in the event of a Pool emergency-incident, Early Responders can be notified within seconds by the press of a button.

In May we also activated our irrigation systems throughout the grounds. Our continued attention to updating irrigation last year proved well, and for the most part, our underground irrigation activated successfully.  We also focused a significant amount of time towards repair of three (3) roof’s vent seals, five (5) sets of new gutters/downspouts, and perimeter building drain repair and cleaning.

Stay tuned for more of the natural beauty to burst at Edgewood, because in June the blooming of rhododendrons and azaleas will continue to splash us with colors.

Welcoming Committee Report                                            
As incoming members of the Welcoming Committee, we are pleased to report that all new homeowners on Westbrook Way have been contacted by the Welcoming Committee, with scheduled visits for the delivery of welcome baskets made for Sharon Kimble and Tom King, __ and Connie Hirsch, __. Homeowners at 155 and 175 WW have been contacted but visit not yet scheduled.

Volunteers
As many of you have seen there are tree limbs, ivy growth on trees and other vegetation that needs removing to improve the appearance of our beautiful home site. I am calling for a group of volunteers to help me reduce these accumulations. If you are willing please meet at the clubhouse for one of two opportunities to help in this project.

Please gather on Monday at 9.00am or at 1.30 pm to be shown where you can help. Bring gloves, hats, sunscreen etc.  If we can get six people at each of these times we can remove much of these eyesores.

THINGS TO KNOW, LEARN, AND REMBER IN JUNE:

WASTE AND RECYCLING_________________________
Waste and Recycling collection is the responsibility of each individual homeowner.  Each homeowner must contract with and pay for their own waste and recycling collection.  There are a variety of choices for waste and recycling companies in the Eugene/Springfield area.  Costs for waste and recycling vary from company to company and are based on the number of collections per month – either weekly, bi-monthly, or monthly.

RIPARIAN CORRIDOR_________________________
Did you know that City of Eugene Code requires that we keep the undeveloped areas of our property free of obnoxious vegetation and vegetation that poses a fire hazard during June 15th and September 30th?   The majority of our undeveloped property resides along Brae Burn Drive and the Brae Burn Creek.  The area along the creek is known as the Riparian right-of-way – this is the area between the creek walkways and the creek basin.  During this period, we mow and use other methods to keep the invasive weeds, grasses, horsetail rush, and poison oak under control.

POOL PRACTICES_________________________
First, our Pool is managed and inspected daily during the one-hundred-two days of the Pool season.  Each morning and each afternoon, the Pool water is sampled and tested for clarity and sanitation.  You can help keep our Pool water clean by always taking a cleansing shower before entering the Pool water.  

Second, “Never Swim Alone.”  Our Pool Operation License is defined as a Public/Private Pool.  Under State Law, and for safety, only enter the Pool when another person is present in the Pool or on the Pool Deck.
