MESSAGE FROM THE BOARD
To Preserve, Restore, and MaintainThe most important function of our Association is the governance of our activities. Simply defined, governance is the process and method of management. As an Association, our governance model is a volunteer Board, a manager, and, of course, the Covenants, conditions, and Restrictions (CC&Rs), By-Laws, and Rules. The CC&Rs and By-Laws are the governance documents that comprise the written contract defining the legal relationship between us, the homeowners. These documents bring us together as a community of homeowners who share a common investment interest.
Some of the articles in our CC&Rs and By-Laws have remained unchanged since the inception of the Edgewood Townehouse Association in 1970. Over the past forty-three years, we can all agree that many things in life have changed. And although our CC&Rs remain a very durable contract, a few details have become obsolete, outdated, or irrelevant. There were four Articles in the CC&Rs that were prime examples of this problem. The wording of these Articles is either no longer valid or easily practiced. For example, a bank identified in the original CC&Rs no longer exists, and we no longer bill each homeowner separately for the Association insurance policy, which was practical while the builder still owned units.
For this Fiscal Year, the Board set a goal to update some of these articles. In our May newsletter we described the process and timeframe to implement this goal.
The Board has worked on this project for the past six months, and can now share our proposed amendments with the Association membership, before sending the text to our legal advisors. Please review the attached document that shows the present language and the proposed amendments side-by-side.

Preserve - Restore - MaintainCall to Order: The meeting was called to order at 6:30 p.m.
Board members present were: Bruce Trafton, Toni Horodysky, Russ Fryburg, Jolene Baron, Linda Johnson, Doug Cone, Sandee Jones, Suzi Wojcik. Jennifer Smith is excused. Also present was Frank Gaddini, ETA Director of Facilities and Operations.Approval and Acceptance of May Minutes: The Minutes of the meeting were approved.

Toni Horodysky, ( )Our website, www.edgewoodhoa.org had 65 visitors who looked at 133 pages during the period May 14 to June 10.
Treasurer ReportIf you are going away this summer or later in the year, please consider writing post-dated checks to cover the time you are away. I endorse the checks immediately, and keep them in an envelope in the safe. As a matter of fact, several homeowners give ETA 12 checks on January 1, and don’t have to think about the dues the rest of the year.
Our May expenses brought no surprises, which is always good news. Soon we will start the line-by-line review of this year’s budget and expenditures and will start setting the budget for 2014.

Pool and Clubhouse ReportThe pool is open. Be sure to get your pool form into the clubhouse before using the pool and to inform your guests of the rules before they use the pool.
Announcements
Geraldine Powell, a long-time resident at 143 Westbrook Way, passed away in her sleep at age 89. Our thoughts, sympathies, and condolences go out to the Powell family during this time.
Facilities and Operations Report
Frank L. GaddiniDuring the month of May of 2013, we managed and completed seventy-six (76) maintenance jobs at Edgewood Townehouse. The most notable work this month was irrigation, irrigation, and more irrigation. During the preceding month of April, being one of the driest months on record, the concern of a continuing pattern of dry hot days, drove us to activate our irrigation systems earlier than normal this year. Within a few days after activating the irrigation system, and of course, the rains began to fall again as they have traditionally in this season of weather flux. The bright side of this, however, was the opportunity to repair some of the Winter’s damage that occurred to our irrigation system well ahead of Summer.
Another focus of the month was preparing the Pool for the Summer Season opening – the patio umbrellas popped-up and the flag was raised. We removed all of the pool caulking between the pool and the pool deck and replaced it with new caulk. We also applied fresh paint to our chaise lounge chairs, tables, and patio furniture.
The most spectacular event of the month was the burst of color throughout our property. During December, and then later in April, we applied two (2) light applications to all of our rhododendrons and azaleas. The result of these two applications, as well as the mild temperature in April and rain in May gave rise to the spectacular colors that we have been experiencing. But wait, there’s more! Stay tuned, because in June the blooming of rhododendrons and azaleas will continue to splash us with colors.
