MESSAGE FROM THE BOARD
To Preserve, Restore, and Maintain

As we look back over the past year, we can be pleased about the extraordinary amount of repair and restoration work accomplished on our common property. We had major facility improvements to our sidewalks, replacement of the boardwalk entrance to the Clubhouse, asphalt driveway repair and re-pavement, new overhead garage doors, substantial repairs to our irrigation systems and siding repair and replacement to an entire building.

Of course repair and restoration were not our only accomplishments.  Indeed, the review of The Association's Master Insurance Policy was a major administrative achievement.  

The year 2013 promises to be another year of ambitious repair and restoration to our common property.  Sidewalk replacement, siding replacement, and repainting will continue to progress.  This year, we plan to focus on three major facility projects:  first is repair and stabilization of our Clubhouse foundation, second is the replacement of the wood fencing along Brae Burn Drive, and third is the re-pavement of Driveway 7 our largest driveway serving twenty-two homeowners.

In business matters, the Board plans to develop a new information packet for buyers and sellers to guide them and their real estate agents on a checklist of important items to address when buying and selling a property.

Recognizably, our Association has improved over the past few years, and on behalf of the Board, I want to thank everyone who has contributed with their thoughts, support, concerns, and compliments for making the Association a great place to live.

The Board wants to wish you all the best with your health, happiness and future plans for the year 2013.

EDGEWOOD TOWNEHOUSE BOARD OF DIRECTORS MEETING

December 11. 2012
Preserve, Restore, Maintain

Call to Order: The meeting was called to order at 6:30 p.m.  Board members present were:  Bruce Trafton, Toni Horodysky, Jolene Baron, Suzy Wojcik, Jennifer Smith, Russ Fryburg, Linda Johnson, Doug Cone and Sandee Jones.  Also present was Frank Gaddini, ETA Director of Facilities and Operations.

Approval and Acceptance of Minutes:  The Minutes of the November meeting were passed.

Standing Reports

  1. Facility Report: A written report was submitted
  2. Treasures Report:  A written report was submitted
  3. Budget Report:  No report at this time
  4. Clubhouse Committee:  A written report was submitted
  5. Grounds:  A written report was submitted
  6. Swimming Pool:  No report
  7. Welcome Committee:  No report
  8. Website Committee: A written report was submitted
  9. Architecture Committee:  This will be formed at the beginning of 2013

Old Business - None

New Business

  1. The Board reviewed a proposal from the owner of () Westbrook Way.  This matter requires the Board to conduct additional research and review.  The Board will.
  2. Waivers -- 186 Brookside parking waiver request was approved. 24 Westbrook Way parking waiver request was approved.
  3. The Board reviewed a letter from the owner of ( ) Braeburn -- Bruce personally responded to all of the letter’s concerns and reported the details of his response to the Board.
  4. The Board reviewed a letter from the owner of ( ) Westbrook Way -- A written response has been prepared by the Board, and the letter will be sent to the homeowner.
  5. The landscape maintenance concerns expressed by the homeowner at ( ) Braeburn were discussed.  A written response has been prepared by the Board, and the letter will be sent to the homeowner.
  6. A general discussion regarding dryer vents will be postponed and discussed at the January meeting.
  7. A discussion of a buyer/seller information packet will also be discussed at the January meeting.  The Board will be looking at assembling a special committee to review this matter.

Announcements

  1. The Association’s common property at ( ) Westbrook Way has had a $10 per month rental rate increase for Fiscal Year 2013.  The increase will start January 1, 2013.
  2. ETA will sponsor a Holiday Season Party at the Clubhouse on December 23 starting at 6 PM for all homeowners.
  3. Next board meeting – January 8th @ 6:30 PM.  Special board meeting – December 19th at 6:30 PM.

Clubhouse Report

THANKS, once again, to the helpers who put up the holiday decorations in the clubhouse. The space is beautiful! Let’s enjoy it and then, on Saturday, January 5th, 3:00 p.m. until we’re done, take all the decorations down.

There’s a new calendar posted on the bulletin board across from the front door. It’s just waiting for you to plan an event in 2013 and reserve the space. There are a few days still available in 2012 too!

Clubhouse Decorations

Thank you to Bev Day and her committee for the beautifully decorated clubhouse! Bev purchased a pre-lit tree and all the decorations at bargain prices. It gives the clubhouse a festive air for the many events taking place this month!

Our website, www.edgewoodhoa.org had 62 visitors who looked at 130 pages during the period October 7 to November 11.



Treasurer Report

Dues increase to $275 effective January 1, 2013. If you are on “autopay,” please inform your bank or credit union in a timely fashion to change to the new amount. At the same time, please check what date they are mailing the check, so that we receive the check on time. Your check is due on the 1st of the month.

When buyers apply for a mortgage, I complete a form with questions about ETA’s financial status. I also complete a form for the Title company when the sale is about to close. So, thanks to our many recent sales, I have had many forms to complete.

Facilities and Operations Report

November at Edgewood can be characterized as a windfall leaf deposits.  Leaves, leaves, and more leaves fell to the ground. And, if you expected the month to be “quiet” it really was; with the exception, of course, of leaf blowing.  Other notable work that occurred was the installation of ground water diverters at the garage entrances of 132 Braeburn and 117 Westbrook Way.  Over the course of the month we recorded only thirty (30) maintenance jobs.
