MESSAGE FROM THE BOARD
To Preserve, Restore, and Maintain

I am looking forward to the holiday season as we take a pause between the ending of this year's work, and the beginning of next year's.  In this pause, I was thinking about Thanksgiving in America, and how it far foreshadowed the events of the New England colonies.  As an annual celebration of the harvest, Thanksgiving is a festival that spans cultures, continents and millennia.  In 1863, President Lincoln, looking for ways to unite our nation announced his Thanksgiving Proclamation, declaring the last Thursday in November a day of thanksgiving.  Did you know that every year thereafter, each President of the United States has "pardoned" a turkey, sparing the bird's life, ensuring that it will roam freely for the duration of its life?  Notice how many turkeys are roaming here at Edgewood!  So, Happy Thanksgiving to all Edgewood Townehouse Association neighbors!

As we move past Thanksgiving, towards Black Friday, Christmas shopping, and the winter season, there are three important reminders regarding our Association needing comment.

First, with temperatures dropping, disconnect all your outside hoses.  It is a good idea to make sure that your outdoor hose faucets are protected from freezing temperatures that often arise by surprise in December. Local home improvement stores stock covers that are simple to install over your outdoor faucets and minimize the chance of costly freeze damage.  When the temperature drops below 20 degrees, turn on a small but steady stream of water furthest from the water meter.  Also, open cabinet doors below the sink to let warm air circulate.

Second, it's that time of the year to celebrate the Holidays.  Our Clubhouse Chair will be decorating the Clubhouse soon, and your help is always appreciated.  The decorating of the Clubhouse will occur on Saturday, December the 1st (first).  More information on how to volunteer is included in this newsletter.

Third, have you chatted with your neighbors lately?  It is always a great idea know your neighbors.  Spend a few minutes chatting with your neighbors at the mailboxes, in the driveways, on the street, and especially at the upcoming Clubhouse activities.  Get to know your neighbors!

November 13, 2012

Call to Order: The meeting was called to order at 6:30 PM
Members present - Jolene Baron, Bruce Trafton, Frank Gaddini, Russ Fryburg, Toni Horodysky, Linda Johnson, Sandy Jones, Suzi Wojcik and Jennifer Smith.
Doug Cone is excused.

Approval and Acceptance of Minutes:  The Minutes of the October were passed.

Standing Reports:

1.  Treasurers Report: Written report was submitted by Toni

Old Business –

Holiday decorations - Decorating party will be on December 1st at 10:00 a.m.  
$200.00 for decorations.

New Business-

1.  Parking Waivers- One for 161 Westbrook Way - Would like to park in the overflow parking - Nov 29th-Feb 21st.  Approved.

2.  Homeowner repair discussion - 148 Braeburn - Foundation repair issues exist at this premises, but repair work is not scheduled until FY 2014.  Until the repair can be done, Frank proposed that the ETA pay for the cost of door adjustments so they can close properly. Frank is approximating $400.00 for the repairs.  The Board decided that because the doors were interior to the premises they were the homeowner’s responsibility to adjust.  A motion to pay for the cost of door adjustments was made and seconded.  The Board and did not approve the motion to pay for the cost of door adjustments.

3. Reserve Fund Expenditure Discussion - We are waiting for the FY’s end projection before the Board can move ahead with this matter.

4.  In the Matter of ( ) Westbrook Way - The Board discussed the matters of concern regarding this homeowner.  Through a Board motion that was seconded, the Board voted unanimously to move forward with our attorney dispatching a letter to the homeowners regarding the Association’s concerns and a timeframe to remedy the concerns.

5.  At the next meeting we are going to discuss processing fees when a “Claim Lien” and a “Satisfaction of a Claim Lien” are filed.

Announcements

  • Winter is coming - Remember to get your home ready.
  • The rental rate for ( ) Westbrook Way, the rental that ETA owns, will increase by $10 per month to $( ) a month starting Jan. 1st.
  • Emergency preparedness - We hope to have a homeowner that is Community Emergency Response Team (CERT) certified come to a meeting soon to talk with us about this important matter.

Clubhouse Report

The Holidays are fast approaching and, if we want the clubhouse to look as beautiful as it has the last few years, we need some volunteers to come help decorate. Lots of volunteers! 

The decorating will take place on Saturday, December 1st. There will be snacks and beverages to sustain us. Maybe even some music. Please come and enjoy the afternoon while we make the festive season bright.

December clubhouse reservations are filling up fast so if you are hoping to use it for a family gathering or other celebration, you’d better check the calendar soon before your date is taken. There are forms right next to the calendar and all you need to do is fill one out, attach a deposit check and stick it in the mail slot.

Treasurer Report

Dues increase to $275 effective January 1, 2013. If you are on “autopay,” please inform your bank or credit union in a timely fashion to change to the new amount. At the same time, please check what date they are mailing the check, so that we receive the check on time. Your check is due on the 1st of the month.

When buyers apply for a mortgage, I complete a form with questions about ETA’s financial status. I also complete a form for the Title company when the sale is about to close. So, thanks to our many recent sales, I have had many forms to complete.

Facilities and Operations Report

October 2012 can be best described as coming in like a lamb but ending like a lion.  The weather pattern saw everything from dry to wet precipitation patterns and warm to cold temperatures.  The Ponderosa Pines began shedding their needles early in the month but the deciduous trees – Maples, Oaks, and Birch – offered us a colorful array of reds and yellows until, of course, the latter part of the month when tons of leaves began their fall to the ground.  The month’s maintenance focused primarily on routine tasks.  Mowing lawns, blowing debris off hardscapes, and stowing all of our Pool equipment were the real highlights of the month. Our irrigation systems were shut down in September, but due to the dryness, we re-activated the irrigation for the month to ensure the health of our lawns and shrubs.  Finally, at the end of the month, when the rains returned, we re-winterized the irrigation systems for the year.  Through the month we completed only twenty-five (25) maintenance jobs – the least number of jobs per month this year; however, we have recorded seven-hundred-and-seventy-four (774) jobs on our common property to-date this year.

As you have noticed, leaves and needles have begun to fall, and our Leaf Management contractor will be removing leaves in our community through the end of the year. The contractor will be working each Monday and Thursday (except holidays).

The work sometimes causes some leaves to become trapped along patio fences and under garage doors often entering into patios areas and under garage doors.  Because of the nature of the work, this is inevitable, but not intentional.  The leaf management contractor will take precautions and use practices to avoid this from happening.  Nevertheless, your patience and understanding will be appreciated.  The leaf management contractor will also be blowing leaves off of front door stoops, and you can help by relocating personal property that may be prone to blower damage.  The leaf management team will, again, take measures to avoid damage to these items if they are left on front door stoops.

Work will start at 9 AM and end by 5 PM on scheduled workdays.  This work generates moderate to high noise levels, especially the sound of blowers.

As we look forward to the future, remember to winterize your water system.  Soon, with colder overnight temperatures, the risk for freezing pipes increases.  Insulating your exterior water fixtures, or hose-bibs, as some call the faucet valve that supplies water to your patio, and in some townhomes, the front door area.  Cover these water valves with pre-made insulating covers.  Most hardware and home improvement stores sell these covers for a few dollars.
