Test Your Knowledge

The topic that has been on the forefront of the Edgewood Townehouse Association’s Board of Directors has been a four-month review of the Association’s Master Property Insurance Plan.  The review ensued because it was one of the Board’s annual goals for 2012.  

The general idea was to 1) better understand the services and coverage afforded by our insurance carrier, 2) to compare our insurance carrier with other carriers, and 3) to reasonably and clearly report our review finding to all Association members.  

What’s the importance about all this insurance stuff…?  Well, the more each of us know about the Association’s Master Insurance Policy, the better planning and decision-making each of us can make regarding our own personal property insurance.  

It also helps each of us make our own plan to protect and/or recover personal property in our homes, make a plan for housing, transportation, food, clothing, living expenses, and even our pets in the event of a sudden and accidental disaster.

Our review continues to ensue for the next few months.  Our review does not have answers for every disastrous circumstance that could occur within our Association, but I thought I would share with you – the family – some of the most important things that we do know.  

Following is a simple quiz about our Association’s Master Insurance Policy.  Check your answers with the Answer Key at the bottom of the quiz and see how well you are informed about insurance. And please remember, always speak with your insurance agent for the best advice for your personal insurance needs.

EDGEWOOD TOWNEHOUSE ASSOCIATION INSURANCE COVERAGE
WHAT IS INCLUDED?
__ F __ 1. The Edgewood Townehouse Association’s policy is categorized as Condo Insurance.

__ F __ 2. The Edgewood Townehouse Association’s policy is known as the primary or master policy.

__ F __ 3. The Edgewood Townehouse Association’s (ETA) master policy covers replacement and restoration of all structural elements and building systems in the event of any sudden and accidental (natural, accidental human act, or deliberate human act) event.

STRUCTURAL ELEMENTS – WHAT IS INCLUDED?
__ F __ 4. Roofs, rafters, siding, interior and exterior framework, foundations, drywall, stairs, handrails, flooring, floor covers, decks, chimneys, gutters, downspouts, windows, doors, cabinets, counters, built-in appliances, stove, oven, range, refrigerator, washer, and dryer.

BUILDING SYSTEMS – WHAT IS INCLUDED?
__ F __ 5. Plumbing systems:  water supply lines, waste disposal lines, ventilation lines, natural gas lines; and electrical systems:  all utility panels, breakers, conductors, switches, receptacles, hardwired fixtures, hardwired appliances, early warning systems, alarms, and security controls.

__ F __6. ETA’s Master Policy’s coverage extends to all buildings including clubhouse, pool and detached garages.

__ F __ 7. ETA’s Master Policy covers replacement costs of existing features – like-for-like quality replacement.

MEDICAL COVERAGE – WHAT IS INCLUDED?
__ F __ 8. ETA’s Master Policy only covers personal injury that occurs on common ground areas.

__ F __ 9. ETA’s Master Policy covers medical expenses for injuries to visitors, guests, and residents on common grounds in most cases.

ASSOCIATION MASTER POLICY EXCLUSIONS
__ F __ 10. All personal property and possessions are excluded from ETA’s master policy.

__ F __ 11. Clothes, shoes, jewelry, artwork, computers, furniture, rugs, prescriptions, medicines, food products, small appliances, family photo, camping equipment are excluded from ETA’s master policy.

__ F __ 12. ETA homeowners and all of their household members are excluded from medical coverage under ETA’s master policy.

__ F __ 13. Relocation expenses for motels, hotels, rental units, and vehicle rentals are excluded from ETA’s master policy.
__ F __ 14. Day-to-day living expenses are excluded from ETA’s master policy.

DEDUCTIBLES
__ F __ 15. In all cases of sudden accidental events, ETA pays the deductible.

__ F __ 16. In cases where the homeowner’s negligence is the cause of damage, ETA pays the deductible.

__ F __ 17. If a homeowner is found negligent after a sudden or accidental event of damage, or commits a deliberate act of damage, ETA’s Insurance Provider will seek payment for damages directly from the party responsible for the damage.

EDGEWOOD TOWNEHOUSE BOARD OF DIRECTORS MEETING, 
July 10, 2012

Preserve – Restore & Maintain

Call to Order: The meeting was called to order at 6:30 PM by Bruce Trafton.
Board members present were Susan Klein, Jennifer Smith, Linda Johnson, Bruce Trafton, Toni Horodysky, and Suzy Wojcik.  Also present was Frank Gaddini.  Doug Cone, Russ Fryburg, and Jolene Baron were excused.

Approval and Acceptance of Minutes:  A request was given to approve and accept the minutes of the June meeting, as published in the FYI newsletter. Passed.

Treasurers Report:  Toni reported on the budget.  No action taken. 

State of Facility Report:  A written report was submitted.   Frank explained his report for the board.  Ninety-six jobs were completed in June.  Frank detailed the work being completed in each zone. 

Standing Reports:

  1. Budget Report: A meeting of the budget committee will be held in the near future.
  2. Clubhouse Committee:  No report.
  3. Grounds Committee:  Written report was submitted.
  4. Swimming Pool:  Written report was submitted.
  5. Welcome Committee: No report.
  6. Website Committee: Written report submitted.
  7. Emergency preparedness: No report.  

Old Business:
Insurance policies – Individual homeowner policies for each homeowner are highly recommended.  There was some discussion about what is covered in the HOA policy and what each individual needs to carry. No action taken. 
Signage - Fonts were chosen at the last meeting.  Work will proceed soon.
Informational Signage - There was some discussion about possible wording.

New Business:

Waiver requests - #2 Westbrook Way requested parking for a van in front or in back of residence August 1-20, 2012.  Request approved.  #136 Brae Burn Dr. asked for an extension for parking in the guest area July 10 to September 30, 2012.  Request approved.

Clubhouse Walkway reconstruction – Frank explained that the railing of the Clubhouse wooden walkway partially collapsed and gave the detailed replacement options for rebuilding. Frank proposed expediting reconstruction of the walkway ASAP since it is key to the entrance of the Clubhouse and a hazard.  Suzy Wojcik made a motion to use Reserve funds to pay for the project.  Susan seconded.  Motion passed

Announcements

We plan to publish an updated Roster and Community Resources directory with the next FYI. Please check your current copy and submit any corrections or additions to Toni Horodysky ( ) or drop a note into the clubhouse mail slot.

We need a new FYI Editor. There is no editing involved, other than letting Word check spelling and grammar and arranging the reports to fit neatly on a page. Please volunteer if you have 45 minutes to spare each month and can paste into Microsoft Word.


July 2012  ETA Grounds Committee Repor

The replacement of bark along areas on Westbrook Way, Brookside Dr., and Brae Burn has been completed.  If needed, additional bark will be taken from our stockpile.
The removal of obtrusive plants and eventual replacement with more manageable and attractive flora is still in progress on Brae Burn.
Our irrigation system is not yet up to par but repairs to it are on the immediate schedule.

Pool Report July 2012

The pool was finally able to open, with temperatures permitting.  Activity has been normal.  Frank has prettied up the area with newly painted lounge chairs, signing for everything and new waste receptacles.  Unfortunately two couples do not read our signs.  They were seen swimming at 11 PM on Sunday night (July 8).  The pool closes at 9PM.  Please help to have the rules for the pool abided by.

Our website, www.edgewoodhoa.org had 50 visitors who looked at 145 pages during the period June 8 July 6.


Treasurer Report, July 2012

Major June expenses included our quarterly insurance premium, the final payment for siding repairs on the building 100 to 136 Westbrook Way, and landscape maintenance. We continue to bear the costs of our severe winter storms, reflected in our disposal budget and our contracted labor for grounds. Thanks to prudent cuts here and there our total landscape expenditures are right on track.

June 2012 Facilities and Operations Report

June 2012 has been the most productive month for facility and grounds maintenance on record at Edgewood Townehouses.  We tracked and completed ninety-eight (98) discreet jobs during the month.  Much of the work was performed by our contracted labor force that includes six upper division college students. Camden and Brain, both current UO students, have returned for their third year on Facility and Grounds maintenance; and Brad and Alex, also current UO students have returned for their second year, as well as Mario, an OSU student, who has also returned for his second year on the site.  Vittorio, a UO Senior, recently joined our team of six (6) workers.

One of our goals this summer is to clear all superfluous weeds, blackberry, and prune all of the shrubs along the Brea Burn, Brookside, and North Bank Walkway.   In fact, we performed the lion’s share of our work this June north of the Brea Burn Creek.  The Pool and Clubhouse also received a generous amount of our attention as well during the month of June.  New signs, new umbrellas, a new clock, refinished chaise lounges, and a new American flag were added to the pool this season, too.

Other work we completed was a repair to the entrance of Driveway 4 (35 to 87 Westbrook Way) where the asphalt and sub-grade was undermined by years of vehicular traffic and groundwater erosion.  The work was successful performed by Western Asphalt.  Richard’s Remodeling removed and disposed of several fatigued siding panels in a homeowner’s patio, as well as refinishing four front doors this month. Two more overhead garage doors were also replaced by Eugene Overhead Door this June.  Builder’s Roof and Gutter repaired a homeowner’s roof vents and roof pipe jacks because of leaking seals.

Our Irrigation system was pressurized during the month and the extensive updates, improvements, and repairs we performed along the Westbrook Way corridor last year have paid-off this season.  Only a few minor repairs and adjustments were needed this year, although, we did encounter two main irrigation line breaks along the Westbrook Way corridor.  During the summer, though, we plan to perform extensive updates to the irrigation system along the Brae Burn and Brookside corridors. A noticeable improvement to our grounds was the addition of a fresh coat of bark chips to all areas.

We are now entering the second half our Fiscal Year (FY), and the Board and I will be meeting to review the remaining budget and projects that we planned to accomplish this FY.  The March 15th Snowstorm and the March 22nd Windstorm consumed a fairly large portion of our Operations Budget and consequently, we must review our Operations Budget to see which jobs, if any, need to be postponed and rescheduled.  As I look forward to the future, I may recommend a very small bump up of our homeowners’ dues next year to meet the maintenance demands of our facility.
